Introduction This chapter we have to analysis and understand what is the BMS. A Building Management

System (BMS) is a computer based control system installed in buildings that controls and monitors the buildings mechanical and electrical equipment such as ventilation, lighting, power systems, fire systems, and security systems. In this analysis we has been exposed the BMS model by Delta Control LTD, where the equipment is very important to run the investigation. Delta Controls manufacturers a complete line of software and hardware products that provide HVAC, building access and lighting control systems. Typical installations include hospitals, shopping centers, schools, office buildings, airports, and manufacturing plants. Besides that, the equipment gives the big effect for engineer to run their work, by clicking a system in the floor plan overview; you can access more detailed information on sub-systems or equipment components. As we know, The ORCA System is a complete modular software and hardware product line for building control and automation. ORCA view presents users with a Graphical User Interface (GUI) that has the look and feel of Microsoft Windows operating systems. There are three main components: the Dashboard, the Site Graphic and the Navigator Window.

2. Objectives

To give experience for students how the way to they want to achieve the desired room temperature especially for HVAC industry system (for example by operating fans or opening/closing dampers) by using the BMS model.

Give knowledge how to do an investigation about the BMS (Building Management System). To expose the student about the real condition in doing the HVAC work and many more about the control system.

Learn about the advantages of BMS control system.

Name: DFC-304R3-240 Description: fully programmable. Native BACnet Advanced Application Controller that communicates on an RS-485 LAN using the BACnet MS/TP protocol. Direct 240 VAC line voltage terminal connections are provided for 1, 2 or 3 speed fans. Room temperature can be a standard 10K sensor or BACstat II, connected via a secondary LINKnet network and a 24 VAC power out connection.

Name: DNS-24/H24B Description: An intelligent room sensor with a custom 3-line, 96 segment,LCD display that is used with Deltas BACnet Controllers. Communicate on Deltas LINKnet network or directly on a BACnet MS/TP network. Displays a wide-range of digital or analog values, including setpoints, temperature, air flow, heating and cooling status, fan speed, valve, and damper position. When connected to a Delta Controller on a LINKnet network, the DNS-24 provides programmable remote sensor capabilities to the controller. When connected on a BACnet MS/TP network, the DNS-24 functions as an independent BACnet sensor device.

Name: On Off signal Description: To Change the system in cut in and cut out mood. Easy to shutdown the controller. Safety to quickly shut down the system when in emergency case like short circuit.

Name: Card sensor Description: To detect the safety card for security before key in the data. Systematic product and safety first. High quality to show for client. To protect the data and need to shown the pass card before to change the data in BMS.

Name: DAC-T305 Description: Fully programmable Controller that communicates on an RS-485 LAN using the BACnet MS/TP protocol Attractive housing includes a LCD display with a wide-angle view and an intuitive keypad.

Name: ADM-2W704 Description: An intelligent device used for access control of two singledirection doors, or one bi-directional door. When connected to an Access System Manager (ASM) on the Delta LINKnet network Provides remote, fully programmable, door access control and expanded I/O capabilities.

5. Applying system

Figure above shown the part of BMS can control in the building. The red part is control of HVAC system. For HVAC system many component must be install like to control the motor pump, damper, temperature and any else. Beside that BMS can manage the access and lighting. Easily for human to control the electricity used.

6. Installation of software The ORCA view software Version 3.30 is the software that controls the HVAC, Lighting & Access. 6.1 Desktop or notebook requirements Microsoft Windows 98, Microsoft Windows NT (Service Pack 5 or 6a), Microsoft Windows 2000 (any Service Pack) or Microsoft Windows XP operating system. (Windows 95 and Millennium Edition are not supported.) 7. Advantages

This type of device has a lot of advantages we can share. The advantages are about dealing with buildings, and humans. These advantages can best be stated using a typical HVAC application. In scope of buildings like hospitals, shopping centers, schools, office buildings, airports, or manufacturing plants there are many equipments like lighting, heating or cooling, and some form of security or safety applications. Each system includes an automation component. The lighting system includes motion sensors to save energy when no one is present and a timer to make sure lights are off after hours. The security/safety system has a timer, an access pad, a thermo sensor and a smoke detector. Each component on its own functions well and all show considerable improvements in efficiencies.

Other advantages in scope of humans, there are such a good things to use because of, it can save a man power of a workers to finish the work. It will simplify the work from a huge number of workers. A workers gambling with a lot of work every day and they have to maintain their work to provide a good service. A few workers for example need to monitoring job like to set up the temperature of each room, and do a checking while breakdown. So the company will save thousands of money to pay workers. By this system, it will synchronize the operation without observe the equipment and compartment to do the work. Besides that, a responsibility worker will do a work that only needed.

8. Conclusion

BACnet is a Data Communications Protocol for Building Automation and Control Networks. BACnet affords facility owners and managers maximum flexibility and costeffectiveness by allowing control products made by different manufacturers to be integrated into a single or uniform system. Owners can select the best technologies and services available, with the investment protection of being able to competitively expand current systems. BACnet also facilitates single workstation control in campus or multi-building environments composed of a variety of different manufacturers control systems. In future, this automation control system is suggested to use widely in order to keep work easy by saving a lot of money, time and energy. It can use in other type of control system and not only for HVAC system but for the whole system due to controlling the compartment related with mechanical and electrical system. Beyond 2020 onwards, many country especially developed country need to use this automation control system for their daily use such in an office or it can be apply at own house by control it with just clicking at your hand phone for example gate, door, window, garage and others. Who knows?
