By maureen megoWan / re/max Palos Verdes execs The military has had a long history in San Pedro. Camp Drum was established as a five company Civil War outpost originally named Camp San Pedro in January 1862, on land donated by Phineas Banning. This post was later designated as Drum Barracks. It was named by the War Department in honor of Lieutenant Colonel Richard Drum, assistant adjutant general of the Department of California. Drum Barracks was a footnote in U.S. Military History when it participated in the grand experiment of utilizing camels in troop movements. 31 camels were originally stationed at Fort Tejon which guarded Tejon Pass in North Los Angeles County. When the 1st U.S. Dragoons abandoned the fort to act as a deterrent against possible secession in downtown Los Angeles, the camels accompanied them. At first they gathered crowds but the novelty of the creatures soon wore out and residents of Los Angeles began complaining of the smell, asking the military to move them elsewhere. They came to Camp Drum in early 1862 In 1863, Major Clarence E. Bennett, post commander, complained, They had been kept at this post a long time on forage when in San Bernardino and various places within 100 miles of here they could have been subsisted without the expenditure of one cent for forage. He advised they be carefully trained and tended by an energetic officer whose conduct was characterized by sobriety and integrity. He blamed failure of previous camel use on government employees who regard service with camels as being extremely unpleasant. He said, In appearance camels are extremely ugly, in gait very rough, in herding inclined to wander, and with their long strides they make haste slowly, keeping their herders on the go. He recommended the camels at Drum be tested for service across Mojave Desert and be shipped to Fort Mojave because almost all grass at Drum was gone and in little time the plains for miles and miles here will be perfectly bare. The idea was not approved, the camel experiment was then deemed unsuccessful and the camels were auctioned off at Benicia Depot the next year. CAMELS AT DRUM BARRACKS In late 1870, the camp was officially abandoned. The site now houses a museum. Legend has it that the museum is haunted. Over the years, museum staff and visitors have often reported hearing unexplainable noises, the sounds of chains being dragged, and footsteps throughout the building when no one is present. More reports claim to have seen a woman, who they call Maria, often making an appearance in a Hoop Skirt and smelling strongly of lavender and violet perfume. Others claim to have seen the apparition of man dressed in an 1800s officers uniform, who evidently smokes a pipe, as the scent of pipe smoke is often smelled throughout the museum.

The first planners of The Hill decided in the beginning to limit development and keep as much open space protected from over-development, unlike what was going on throughout much of Los Angeles County. Located just less than 25 miles from downtown Los Angeles, it makes for a small commute for homeowners who want to enjoy the serene setting of an open countryside, yet still desire access to a major metropolis. The Peninsula enjoys over 16 miles of pristine natural coastline and spectacular topography rarely found anywhere in the world. With about 70,000 residents and over 16,000 acres, The Peninsula is actually made up of four separate cities. Palos Verdes Estates , Rolling Hills Estates, Rancho Palos Verdes and Rolling Hills. In addition, there is a small unincorporated area located within the City of Rolling Hills also known as Palos Verdes Peninsula. The area is a big draw for those with families, as the public school system has some of the best API scores in the entire nation, not to mention an option for esteemed private schools. The area is also home to several state-of-the-art golf courses; both private and public, including one of the newest a d d i t i o n s known as Trump
National Golf Course that has been said to rival famed Pebble Beach in Northern California. It is located just down the road from the new luxury resort community known as Terranea which truly equals any ocean-front luxury resort in the entire world. The Peninsula is home to numerous notable residents including well known athletes such as tennis star Pete Sampras, skating legend, Michelle Kwon, both former and current Los Angeles Lakers basketball players, as well as business tycoons at all levels. Median home prices average currently around $1,200,000 although prices can range from as low as $200,000 and as high as $15 Million. Palos Verdes Estates (PVE) is the most Westerly and Northerly city of the four. It has its own Homeowners Association that is governed by what is called The Palos Verdes Art Jury, which oversees all development and/ or remodeling that takes place within the city. It is designed to maintain a level of conformity and standard that is noticeable as you drive throughout the city: a rarity in most Southern California Cities. PVE is a semi-rural community with a small town atmosphere, tree-lined streets and spectacular ocean and city vistas. There are two business areas: one at Malaga Cove plaza and the other at Lunada Bay Plaza. Home prices range in the $500,000s for condominiums and into the millions of dollars for beautiful estate homes. Found on the Northerly side of The Peninsula is Rolling Hills Estates. At only about 3.59 square miles it is known for numerous personal horse facilities on private home sites, though entire city is not zoned for horses. Home prices as in most areas had peaked in 2007 at over $1,800,000 and have since declined down to a median of approximately $1,200,000. You can purchase a condominium in the city for under $200,000. Single family homes
start just under $700,000 and creep up steadily after that. In the deep center of The Hill is the 24 hour guard-gated city of Rolling Hills; different from Rolling Hills Estates in that all of the homes constructed are white, ranch style homes (nearly all of them zoned for horses) that have very large lots which accommodate a lot of open space. The total area is just over 3 square miles and home to about 2,000 residents. It is also known to have one of the highest median household incomes in the country at over $200,000 annually, although it can cost a lot more to own behind the gates. The starting prices are just under $2 Million and you easily spend over $10 Million for a spectacular estate with panoramic ocean or city vistas. Rancho Palos Verdes (RPV) is by far the largest city on the The Hill and encompasses much of the rest of the Peninsula; with over 13.7 square miles and approximately 40,000 residents. You can start out in a condo at about $200,000. There are plenty of homes under $1 million, but of course, if you can push your budget a tad, you can snap up a little estate home for just under $15 Million. RPV has plenty of cosmopolitan shopping within the city, as well as its own public golf course, Los Verdes Golf Course. It is also home to Portuguese Bend Riding Club, the famous Point Vicente Lighthouse and the historic Wayfarers Chapel. No matter which city you pick to live in or to visit, youll enjoy plenty of open space, nature trails, beautiful architecture, terrific weather patterns, incredible vistas and certainly a place to come and decompress from the hustle and bustle of the busy cities outside of its borders. dave Mccarroll apologizes for the mess as he escorts visitors into his Hermosa Beach home. in his parlance, mess refers not to piles of newspapers, plates stacked in the sink, or clutter on the living room floor. Hes talking about tasteful Halloween decorations being hastily cleared off of uncluttered tables, immaculate countertops and neat, orderly shelves for a photo shoot. pristine is the choice word to describe the sleek, modern interior of the home Mccarroll shares with his wife and their three daughters, a marriage of minimalist design and tropical influences apparent in dark wood detailing and floor-toceiling glass walls. a remodeled 1960s tall-and-skinny that was built on two lots unusual at the time it offers more openness and light than the prototypical, multi-level homes with narrow footprints that were so popular in the South Bay during that era. When Mccarroll first viewed the property five years ago, the house as seen from the street was a hulking stucco box bearing a disproportionately small bay window that appeared to have been added in the 1980s, and little else in the way of exterior decorative elements. once inside, potential buyers who could get past the nondescript exterior were greeted with a cramped kitchen and an oversized living room dominated by a clunky fireplace. While many house hunters may have stopped there, Mccarroll is an architect and immediately saw beyond the boxy period design and utilitarian, featureless layout. there were two things that stood out about this house when we first saw it, Mccarroll says. the site was wider than the typical 25-by-110-foot lot, and it hadnt been chopped up. in other words, the authentic ceiling beams and tongue and groove construction that typify the traditional tall-and-skinny had been left unmodified by previous owners. Where some might have seen a tear-down, Mccarroll envisioned a Balinesemodern residence that was open to the outdoors and maintained the simple geometry of midcentury construction. to turn his vision into reality, Mccarroll called
sliding glass walls open from the kitchen and dining room onto a tranquil split-level patio
upon architect Steve Wunderlich of 4c design Group, whom he met when the two worked together at kaa design Group in Marina del rey. the collaboration was effortless, Wunderlich attests. We worked closely with dave all the way through the project. He was very involved in the detailing, materials selection and lighting. poring over residential photographs and images and considering the practicalities of tearing down versus remodeling, a remodel was confirmed as the better option and, interestingly, enabled more square footage to be maintained. for a 2900 square-foot home, it lives large, says Mccarroll. Wunderlich and Mccarroll opted to preserve all five levels of the residence, mainly because the homes major components were well-situated. the challenge was in playing with the transitions between the levels, both inside and outside of the home, Wunderlich states. there was going to be a family of five living in this house, and it needed to feel more spacious but still maintain private areas for different activities. to evoke a sense of connectedness, Wunderlich began by opening up the main level to the middle level by creating floating stairs. as a result, a visual link is established between the main-level kitchen and living room and the mid-level family room. i can be in the living room and look through the stairs into the den to make sure my daughters are doing their homework, Mccarroll quips. contributing to the openness of the floor plan and adding high-wattage natural light, sliding glass walls open from the kitchen and dining room onto a splitlevel patio. Here, a flat, rectangular water feature made
of board-formed concrete adds texture to the outdoor living area and boasts an angular chrome spout that was placed off-center so that it aligns with the front door. lush landscaping creates privacy and makes the main level feel much larger than the original design. Space for a functional, modern kitchen was created by tearing out the original massive fireplace, a point on which Mccarroll and Wunderlich initially disagreed but to which Mccarroll eventually acquiesced. the result, to his satisfaction, was a free-flowing space for entertaining. When we have people over, everyone gravitates to the kitchen, Mccarroll notes, gesturing toward a stone chefs island and a dark wood dining table visible from the living room. on the practical side, the kitchen features an oversized thermador oven with sky-blue burner control knobs. losing the bulky, dated fireplace enabled Mccarroll, who is a partner at kaplan Gehring Mccarroll architectural lighting in el Segundo, to design a 12-foot fire slot along the south wall of the living room. the fire slot uses a combination of natural and artificial light to make a statement piece that is visually captivating yet practical and space-saving. above the slot, a wooden built-in cabinet conceals a 52-inch plasma screen television. We wanted the technology, but we didnt want to see it, Mc carroll says, referring to the various built-in cabinets throughout the house that conceal computers and plasma screens behind mahogany doors and panels. in keeping with the homes minimalist aesthetic, not a wire or monitor is visible anywhere, bucking todays trend of making a plasma panel or other hightech gadgetry the focal point of a room. the homes overall theme of openness and light
carries through to the upper levels, beginning with the transitional hallway off the master suite and two other bedrooms. clerestory windows at the very top of the walls create a sense that the ceiling is floating over the interior space and allow natural light to softly illuminate the off-white walls. furnishings and lighting fixtures in a neutral palette are counterbalanced by dark mahogany floors and built-in cabinets. in the master bath, zebrawood cabinets appear to float over the stone floor, making the room appear more spacious. a short flight of stairs leads to one of Mccarrolls favorite features of the home. an enclosed room was added to the topmost level, with sliding glass walls that open onto a spacious deck with a view of the pacific ocean. the deck is outfitted with a sleek wooden cabinet that houses a grill and a refrigerator. it is here that Mccarroll says he has carved out a place to unwind and relax. Wunderlich and Mccarroll make a point of mentioning the homes contemporary exterior, highlighted by an angular mahogany wood feature that climbs up the north wall of the house and hinges over part of the roof a complete departure from the plain, shoebox appearance of the homes former exterior. Mccarroll and Wunderlich credit builder Jeff Wilsons attention to detail for the homes immaculate finish and solid construction. as he stows away the last of the Halloween decorations, Mccarroll is asked about the spotless, tidy interior of the home. i was sloppy as a kid, he admits. But now im pretty particular. So is my wife were both virgos.

along the esplanade, tucked in between the larger, more modern residences and massive apartment buildings, stands one of the few remaining original beach homes dating back to the early 1900s. on a lot size of 6781 square feet, the light green home located at 715 esplanade was built in 1905 at the end of the victorian era, at a cost of approximately $2,000 to $3,000. at a total of 4,493 square feet, the home was originally built as a single family home. However, it was also used at one time as a home for boys, which was common for residences in that location and time period. typical period details of the home included large, double-hung windows, clapboard siding, and exterior brick chimneys, in a mixture of victorian and craftsman style, characteristic for many homes of that time period. Gas fixtures were customary and adorned the ceilings, as electricity was still considered somewhat a fad at that time, and unreliable. a large field of ice plant stretched out toward the pacific ocean, and in later years, corn stalks stood tall outside the home. it was rumored that the residence to the south of 715 esplanade, constructed in the 1920s, was at one time the vacation home of Slim Summerville, a popular silent movie actor. and in the 1940s, the home belonged to a redondo Beach councilman. Many of the homes and cottages built in the early 1900s in redondo Beach featured an ornate style that was considered elegant for the time period. they were built overlooking the seashore, along the main street then known as ocean view. the name, esplanade, as an exclusive residential street, first came into being around the turn of the century, when redondo Beach was on the brink of becoming a bustling harbor and beach community, albeit with a population of less than 2,000. Several redondo Beach landmarks were located within walking distance of homes on the esplanade: the Hotel redondo (where veterans park stands today), which
was built in 1889 and stood until 1926, and the plunge, which was then advertised as the largest indoor salt water heated pool in the world. throughout the years many changes and reinforcements have been made to 715 esplanade. due to several major storms, supports were initially constructed so that the front windows overlooking the pacific were not blown in. additionally, there are now three layers to the home: the original wood siding, subsequent green shingles, and finally, aluminum siding which was applied in the late 1970s in order to weatherproof the exterior. the concrete steps and chimneys have also been reinforced. another addition is a small dormer off the upstairs kitchen, which was sometimes used as a small bedroom. today, most of the interior has been refurbished. However, walking through the home, there are small reminders of unique design features from the past, such as small nooks, original brass doorknobs, and built-in storage spaces. a drop-down wooden desk decorates the living room of the main residence. Sometime prior to 1957, the home was converted into four separate apartments, with the main residence located on the middle level. remaining was an interior, twostory staircase connecting the middle residence with the upper apartment and one of the lower apartments. the home was last sold in 1957 to nell and phil oreilly. at the time of their purchase, there was another half-lot next to the home onto which a detached garage had been erected by a former owner. Mr. and Mrs. oreilly were a familiar presence in the neighborhood. every evening while they lived at 715 esplanade, they enjoyed sitting outside on their deck chairs, drinks in hand, and waving cheerily to all passersby. although the oreillys have both passed on, the home remains in their family, and stands as a testament to what the esplanade used to look like a true original.
