I am sure that everyone in the Post Oak 1 HOA community has received the letter from Real Manage letting you know that annual assessments have been raised for 2012. Many community members have expressed frustration and concern over this decision. The increase in dues was discussed at length in the Board's budget meeting in September. There were many variables weighed. No one likes to deal with shortages in the budget however; we felt it important to be fiscally responsible. There are several reasons for the increase. As we all know there have been increases in electricity and water. There is also a significant portion of debt because of people not paying their dues. When people dont pay their dues, there are collection efforts made, attorneys get involved and unfortunately at times there have been foreclosures and all of this costs the residents of Post Oak a lot of money. If you review the budget, about 1/3 of it is professional fees, bad debts and collection expenses. This is ultimately the biggest reason for the increase in dues. Our dues have increased 3 times over the past six years; this time was less of an increase than previous years. In 2009, dues were increased 10%, in 2010, dues were increased 10% and this year they were increased 6.89%. I understand the financial situation that many of us find ourselves. I understand that sometimes, paying the assessments is the last item on the to pay list. But, it is something that we agreed to when we purchased our homes. Thankfully, this year our community management company is offering payment plans; monthly, quarterly, etc. Please call them before January 31 to make arrangements, 512-492-6000. The board did get to extend the pool season. This is something we worked fiercely to make happen. The 2012 Pool Season will begin weekends only starting in May 4, and open full time May 25 September 3 and back to weekends only through the last weekend of September. We also did our best to make sure that we have enough money to cover our pool expenses, which we have been short on several years in a row, which has lead to depleting our activities funds as well. Although because of some very dedicated and innovative ladies, one might not realize how small our activities budget has actually been. This year we hope we have planned better. We do have a new prospective builder, DR Horton. I ask about the playscape regularly and will not let it go until it gets resolved and built. The developer also made some cutbacks on our vendors to save on expenses as well. The board officers will continue to work diligently on all issues that are important to our community by listening on facebook, at our HOA meetings and any other resources that are available to us. If anyone has any questions or concerns please feel free to contact us on our facebook group page, Post Oak 1 HOA, by email, postoak1hoa@gmail.com or on our website, www. wix.com/postoak1hoa/home.
