CONTRACT OF LEASE KNOW ALL MEN BY THESE PRESENTS: This CONTRACT OF LEASE made and entered into by and

between: ATTY. CLEMENCIA E. DINOPOL-CATALUA, of legal age, Filipino, married and a resident of General Santos City, hereinafter referred to as the LESSOR; -andSAFE FUTURE, represented by PAMELA CAINOY, hereinafter referred to as the LESSEE; WITNESSETH THAT: WHEREAS the LESSOR, is the owner of a Commercial Building, situated at South Osmena st., Brgy. Dad. East, General Santos City. WHERAS the LESSEE desires to lease office space at room 304 of the said building and the LESSOR as agreed to the lease of the said premises in favor of the LESSEE. NOW THEREFORE, for and in consideration of the foregoing premises and such terms and conditions set forth hereunder, the LESSOR hereby leases unto the lessee the LEASED PREMISES and the LESSEE hereby accepts the same subject to the following terms and conditions, to wit:

The term of this lease shall be for a period of one (1) year commencing on January 01, 2011- December 31, 2011 with a monthly rental of PESOS: SEVEN THOUSAND PESOS ONLY (P7,000.00), the lease maybe renewed upon agreement of the parties. 2. The LESSEE shall pay 1 month deposit and one month advance upon the execution of this contract; 3. The LESSEE is expressly prohibited to sublet the leased premises to any third person without the express consent of the LESSOR. 5. The LESSEE shall be liable for any damage or destruction to any portion of the leased premises that may caused by any member of her/his family or visitors, 6. All charges to water, light, cable tv, telephone and waste disposal shall be to the sole account of the LESSEE, 7. If the LESSEE fails to pay rental within a period of two (2) months, this contract shall be considered terminated without any order. 8. That the LESSOR shall have visitorial rights over the leased premises during office hours to ascertain the condition of the leased premises; 9. That the LESSEE grants the LESSOR the right to padlock the leased premises in the event the LESSEE fails to pay (2) months of leased and allows the deposits of any and all personal effects/properties owned by the LESSEE so padlocked inside the leased premises.
