CONTRACT OF LEASE

KNOWN ALL MEN BY THESE PRESENTS; This AGREEMENT, made and entered into by and between WESLEYAN UNIVERSITY PHILIPPINES, MARIA AURORA CAMPUS, represented by its School Administrator, Dr. Estrella C. Buenaventura, single, of legal age, Filipino citizen and with residence and postal address at Brgy. 03, Maria Aurora, Aurora, herein known as the LESSOR, and___________________________, also of legal age, ____________, Filipino citizen and with residence and postal address at ______________________________________________ and hereinafter known as the LESSEE.

WITNESSETH

That the LESSOR hereby agrees to lease the LESSEE the operation of one stall of the WUP school canteen located inside the university premises, in the monthly rental of _________________________ (P________), Philippine Currency, within the period date of one (1) SCHOOL YEAR for the period that will begin on ______________________ and will end on ______________, subject to renewal at the option and mutual agreement of both parties. That the LESSEE shall operate only and solely in the selling and/or retailing of ___________________________ (e.g. softdrinks/beverages) of any kind/brand; That the LESSEE shall pay the stipulated amount within five days after the end of each month of operation and all introduced improvements shall be notified to the LESSOR and will not be deducted to the monthly rentals; That the LESSE shall vacate the rented building, all introduced improvements found there-on will be turned over to the LESSOR; That the LESSE shall not directly or indirectly sublease, assign, or transfer his right under Contract to a third party or parties without the consent in writing of the LESSOR; That the LESSEE shall pay for, and defray at his/her own expenses, the consumption of electric light/bill or other services in the leased premises; (That the LESSEE shall be the exclusive caterer for all occasions, gatherings, seminars or students/faculty affairs to be held within the premises of the LESSOR, unless the LESSEE shall refuse to do so.) That the LESSOR shall not allow its students to leave the school premises or loiter outside during classes. That the members of the faculty, other employees of the LESSOR, especially the security guards shall be responsible to keep all bona fide students within the campus during class hours. That the LESSEE hereby expressly acknowledges that the leased premises are in good and tenantable condition and agrees to keep the same in such good and tenantable condition complying with all laws, ordinances and regulations of the Municipal, City or National Government as regards the use, occupation and sanitation of the leased premises, and failure to comply shall be at the risk and expenses of the LESSEE; That in case of non-payment of the rental herein stipulated, or violation of any condition of this contract, the lease shall be considered rescinded, and the LESSOR shall have the right to demand that the LESSEE vacate the premises;

That any and all violations of the conditions of this Contract shall subject the guilty party to the payment of damages, aside from costs of suit and attorneys fees. IN WITNESS WHEREOF, these presents are signed both by the LESSOR and the LESSEE this _____ day of June 2011 at Baler, Aurora.
