Balconies, Terraces and Patios

General
This section typifies pedestrian-trafficable areas such as balconies, patios and terraces under fully bonded tiles or pavers. These areas present some of the most difficult situations from a waterproofing point of view because there are often many complex situations in usually confined areas. The cost of the waterproofing is often but a fraction of the cost of the finishes - consider the cost/risk ratio and give high priority to the design, surface preparation and installation. Derbigum adopts a pragmatic approach and recommends the use of a dual-layer waterproofing system to reduce the risk of labour error and the possibility of subsequent damage.

Substrate
As with most membranes and coatings, the substrate plays an integral part in the success of the system. Too often Waterproofing Contractors do or are compelled to install the waterproofing system on inadequate or poorly prepared surfaces. Surface preparation is essential to the success of the waterproofing system. The substrate shall be surface dry, clean and smooth; free of voids, protrusions and contaminants. The area is then to be primed using a bituminous primer. Internal corners shall be coved and external corners rounded. A screed to falls is to be laid on the concrete surface to receive the waterproofing membrane.

Specification
Specification One layer Derbigum CG4 on one layer Derbigum CG3 with, laid staggered, side laps of 75mm and end laps of 100mm, fully sealed to primed screeded surface by torch-fusion, followed by one layer Derbigum Interdek with 50mm laps, laid loose on waterproofing as isolation/protection layer, to receive fully bonded tiles/paving on a mortar bed of minimum 45 mm (elsewhere specified). Waterproofing to be installed by an Approved Derbigum Contractor.

Isolation Layer
Tiles or Pavers bedded in mortar are to be laid on an isolating membrane, such as Interdek or a pvc sheeting, so as to reduce stresses placed on the waterproofing by possible movement in the paved finish. This further facilitates access for remedial work if required. Movement joints (soft joints) between the tiles/pavers are to be created at approximately 3 metre centers and at all abutments. It is recommended that the minimum thickness of the mortar bed is 45mm.

Outlets
The waterproofing is to be fully dressed into the drainage outlets to ensure a watertight seal. A fully bonded soaker flange is recommended. Outlets are to be positioned so that they are easily accessible both for the Waterproofing Contractor at the time of installation and maintenance purposes at some future date. Ensure that the level of the flange is kept below the screed level so as to prevent ponding around the outlet.

Flood Test
The integrity of the waterproofing system should be established by means of a flood-test of 48hrs 72hrs duration, prior to handing over to the contractor. A certificate is to be obtained from the professional team recording the date and time-period of the test and that the waterproofing system was handed over in a clean, proper and watertight condition.

Abutments and Edges


The height of the waterproofing membrane turnup is to be a minimum of 100mm and always above the height of the final tile or paving finish. Detailing of abutments requires careful attention to achieve a permanent, watertight and aesthetic finish. A soft joint must be created at all abutments to prevent damage to the waterproofing system caused by movement.

Thresholds
The height of the door threshold is of paramount importance. The minimum height of the waterproofing turnup should be 100mm. The finished height of the waterproofing (turnup) is to be higher than the finished paving surface. This is to ensure that surface water does not penetrate behind the skirting. Special precautions are to be taken so that wind-driven rain is prevented from entering the interior. Door and window frame fixing methods require careful detailing and should be done in consultation with the frame manufacturer. Too often the frame is fixed mechanically through the waterproofing membrane.

Flashings and Copings: Roof Penetrations


Description: Roof penetrations can be categorized by whether the roof is sloped or flat. The preferred method of flashing penetrations through flat roofs involves the construction of a curb around the opening. Small penetrations often do not require curbs. With sloped roofs, the general approach is to attach the flashing before the roofing is installed. The shingles, slate or tile are placed over the flashing on the upper and two sides and slipped under the lower edge of the flashing. This approach is similar to the chimney flashing in Detail C. A concern with penetrations in sloped roofs is ensuring that no pockets are created where water can collect. If the shape of the flashing is such that water does not flow freely, a cricket is constructed on the high side of the flashing, similar to the one in Detail D. The minimum weight for copper sheets used in flashing roof penetrations is 16 oz.

A. Ventilator Flashing This detail illustrates a method of flashing a ventilator on a sloped roof. The base flashing extends onto the roof a minimum of 4" and is soldered to the ventilator. The lower edge is hemmed for stiffness. Large flashings are formed with a hook edge on the top and sides and cleated to the sheathing at 12" O.C. maximum. Straps may be attached inside the stack section of the ventilator and to the structural framing for additional support.

B. Long Pipe Flashing This detail is used for pipes that continue above the roof, and cannot be flashed as shown in Detail D. The copper base flashing extends a maximum of 4" onto the roof. The horizontal portion is nailed to wood blocking or to a nailable deck. It extends up at least 9", and is lapped at least 4" by the counterflashing. The cap flashing is attached to the pipe with a draw band. The cap flashing is sealed at its top edge where it meets the pipe.

C. Vent Pipe Flashing Copper Roof The copper base flashing extends a minimum of 6" onto the roof in all directions. The upper edge is held by at least 2 cleats and is locked into the roof pans. Any batten or standing seams that are interrupted at the upper joint, are to be continued below the lower joint. A copper sleeve is soldered to the base flashing. This sleeve runs up to the top of the vent pipe. A copper cap is placed over the exposed edges and is soldered to the sleeve.

D. Vent Pipe Flashing Methods Flat Roof Two methods of dealing with this condition are shown. The one on the right uses a separate copper cap flashing, the one on the left uses a single sheet of copper for the base and cap flashing.

E. Skylight Head Flashing Detail This detail shows the head of an aluminum skylight with a wood curb installed in a standing seam copper roof. The 20 oz., minimum, copper flashing is formed into a water diverter as shown. Effective separation of the aluminum and the copper is provided with the use of butyl tape. This tape is formed into an "L" shape, and applied over the flashing on all four sides of the curb, to fully cover any copper. The roof edge of the flashing is locked and soldered into a copper apron. The apron is cleated at its upper edge and is joined to the copper roof pans with a transverse seam. Any standing seams that are interrupted at the upper joint, are to be continued below the skylight. The sides of the skylight are flashed similarly, except that a water diverter is not used. The edge of the copper flashing is brought over the top of the curb.

F. Pipe Penetration with Wood Curb This detail shows a penetration with a wood curb. The composition flashing is brought up the cant strip and blocking, at least 8". Copper flashing laps over the composition flashing a minimum of 4". The top edge of the copper is held by a draw band tightened around the pipe. The exposed copper edge is then sealed.

You must ventilate your houses plumbing or the bathroom fan through your asphalt shingled roof, cutting a hole for the vent hoods duct to penetrate the roof. Anything that penetrates the asphalt shingles can lead to leaks, unless you take steps to seal the opening against water intrusion. The vent hoods flange must always sit under the shingles above it and over the shingles below it, allowing water to flow down the roof and not collecting around the vent hood.

Climb into your houses attic through the access in the ceiling. Determine where you want to install the vent in relation to the device you need to ventilate, and drive a screw that is two inches or longer through the roof from inside the attic, between the wood joists. If you do not have an attic, determine where in the house's ceiling you need to install the vent and drive the screw through the ceiling and the roof.

Climb onto the houses roof using a ladder and locate the screw coming out of the roof. Place the duct portion of the roof vent assembly against the shingles, with the screw centered inside the duct, and trace around the duct with a piece of chalk.

Remove the roof vent and cut through the shingles and underlayment along the chalk outline, using the utility knife. Drill a hole into the roofs wood you have exposed, allowing you to insert a jigsaws blade into the wood. Cut through the roof, following the same line you used to cut through the shingles.

Insert only the roof vents duct piece into the opening in the roof, leaving about half of the duct coming out of the roof. Drive sheet metal screws through the inside of the duct and into the roof, anchoring the duct in place.

Insert the vent hood over the duct in the roof. Cut through any shingles that press against the hood, and pry up any nails that keep the hoods flange from sliding under the shingles above the vent opening.

Apply roofing cement to any portions of the hoods flange that sits under shingles, and then press the shingles over the flange. Drive roofing nails through the edges of the exposed portion of the roof vent.
