LEASE AND LICENCE AGREEMENT


This agreement is made at Vadodara on 11/01/2012 between Mr. Rattiah V. Ramu, Age:- 32 Years, Occupation:- Job, Residing at Custom Colony-02, Gopalpuri, Gandhidham, Gujarat, The owner of the premises (hereinafter called "LESSOR" Which

expression shall unless be repugnant to the context or meaning thereof be deemed the successors heirs, executors assignees etc.) of the FIRST PART.

AND
(1.) Mr. Amitkumar Truptinarayan Singh, Aged: Adult, Occupation Job, and (2.) Mrs. Pratima Amitkumar Singh, Aged: Adult, Occupation:- Housewife, Both Residing at Sector 1/ B, Quarters, Bokoro Steel City, Jharkhand, (Hereinafter called the "LESSEE" which expression shall unless be repugnant to the context of meaning thereof be deemed to include the heirs, executors, successors etc.) Of the SECOND PART. The contract for the occupation between the "LESSOR" and the LESSEE" mentioned in the clause 1 to 18 as follows:01. Description of Premises : 301, Krishna Complex, Opp. Gotri Medical College (Old- T.B. Hospital), Gotri Road, Vadodara (2BHK Flat)

01/01/2012 (Renewal) For Eleven months, The "LESSEE" shall pay To the "LESSOR Occupation Charge of Rs. 5,500/- per Month. (Including Common Maintenance Charge & Municipal Tax).

The said occupation charges to be paid by the "LESSEE" to the "LESSOR On or before 10th of every Month, & has to paid Post dated Cheque for it for reaming 10 month. Electricity: Electric bill in relation to the contract period shall be payable by the "LESSEE" without default and the original bill and receipts be handed over to the "LESSOR immediately.

Tax and other statutory duties and levies: Municipal Taxes, etc. in relation to the said property shall be payable by the "LESSOR for the Agreement period.

07. Repairs:

- Minor repair such as leaking of water taps, toilet broken windows glasses etc. shall be done by the "LESSOR at his own expenses at the time of possession and after and during the time possession (Agreement Period) it shall be maintain by "LESSEE at his own cost. Maintenance Charges which normally come monthly, if otherwise decided or come in future, will be borne by the "LESSOR for the lease period in question. The "LESSEE" shall not mortgage, transfer, sell, sub-let, or incur any type or kind of liability on the premises occupied by him. He shall not use the premises for any illegal activates and storage of hazardous articles. The "LESSEE" at his cost shall keep the said premises in Clean and hygienic condition with sanitary supply and electrical systems in working condition. All day to day maintenance concerning housekeeping shall be done by the lessee at his cost to keep the premises clean and hygienic condition. completion of the lease period, this lease contract gets terminated automatically and the "LESSEE" shall hand over the vacant possession to the "LESSOR".

any event the "LESSEE" wants to Vacant the property he/she shall give ONE MONTH notice in advance for such an intention. Similarly, the owner also will be having an option to get the Property vacated by giving ONE MONTH notice. or any dispute regarding this contract or occupancy Shall be first settled mutually and, if necessary, by arbitrators and the jurisdiction shall be Vadodara Only, In case of arbitration,

"LESSEE" has paid to the "LESSOR" Rs. 10,000/- as interest free deposit ( When He/She has taken for first time) This amount shall be refunded back to the "LESSEE" when he/She hands over the possession of the premises in the satisfactory condition. Lessee shall permit the Lessor or his agent at all reasonable time during the duration of his contract to inspect the premises. The Lessee shall not do any addition and alternation to the premises without the Lessor consent. the parties shall mutually allow the gestation period of 7 days moving in and out of the property while taking over and handing over the said property for the purpose of convenience. In any circumstances, situations or conditions the LESSEE" will not claim or intent to charge of ownership or any short of title, ownership or claims any rights, pertaining to the said property, during and completion of this contractual Agreement.
