Dear Sir, This is to inform that we have sold Flat No. D-2, in the Building called FATMA RESIDENCY sitiated at Haroon Nagar, Sec-2, Phulwari Sharif, and Patna-801505. To Mr. Shahid Ahmad for a total consideration of Rs. 30, 56,000.00/- under an agreement dated. We confirm that we have obtained necessary permissions/approvals/sanctions for construction of the said building from all the concerned competent authorities and the construction of the building as well as of the flat is in accordance with the approved plans. We have not made any subdivisions in the flat after the plans have been approved by the Municipal Corporation. The flat is meant for residential purpose as per the sanctioned plan. We assure you that the said flat as well as the said building and the land appurtenant hereto are not subject to any encumbrance, charge or liability of any kind whatsoever and that the entire property is free and marketable. We have a clear, legal and marketable title to the said property and every part thereof. We are aware that the said Mr. ________________________ has approached___________________________________________________________________________ (Name of financing authority for purchasing/acquiring the said flat and that you have agreed to 3. The above said total consideration shall be subject to the standard collection formula of the company. 4. Date of Commencement of Construction of Flat:_________ 5. In case of default of payment of any amount in time you shall pay to the company an interest @18% per annum compounded every month on all the amounts which become due forever. If you fail to clear the outstanding dues even in sixty days from the date of receiving the bill there in that event the company shall be compelled to cancel your allotment and refund your deposits after deducting the administrative charges. 7. In case any sale tax, purchase tax or other Govt. duties or tax ( not being Income Tax payable in relation to the said unit shall be payable to you.

8. In case security deposit is demanded by the Electricity Board AND/OR Patna Municipal Corporation AND/OR Patna Regional Development Authority etc. for water and electricity connection to the said flat or by any other authority you shall contribute proportionately as may be determined by us. 9. In case service and any other taxes as may be applicable shall be borne by you. 10. Garage will be provided at ground floor of the same building. 11. The area of flat has been calculated the plinth of the unit. The proportionate share of the common area in the building like Guard Room, Common area, Generator Room, Common Passage on all Floor, Stair and lift. In case any difference is found in the area at the time of taking final measurement after completion of the building the difference in price will be adjusted accordingly. Sanction/ Grant Loan to Mr. Shahid Ahmad to Purchase/Acquire the above flat and that Mr. Shahid Ahmad has agreed to create the security of the said flat in your favour for the said loan.

We have no objection to your giving loan to the above buyer/s and his/her/their mortgaging the said flat to your by way of security for repayment, not withstanding anything to the contrary contained in the said agreement.
