EIGHTH SEMESTER STUDIO EXERCISE

DESIGNING AN 30 ACRE INTEGRATED TOWNSHIP AT CHENNAI 1.0 BACKGROUND:

Chennai City is witnessing a change in the concept of development of large-scale projects with the entry of big developers planning integrated townships. With the geographical growth of the city there is a need for integrated developments offering good quality life and neighborhood. The perception of township has recognized its existence in the trend for staying with growing demand for luxury apartments in integrated townships. The shifting necessities and standard of living of Indias residential property buyers who have much more than just a simple home on their thoughts, when they decide to buy that dream house. Townships have become the most required after now days even though they cost much higher than individual buildings. Complexes built in large area of lands with all facilities including schools, hospitals, shopping malls, gymnasium, health spa provide the unique living experience that people demand these days. Rising trends in a variety of areas such as disposable incomes; customer expectations; size of middle class; urbanization; organized retailing are driving demands for commercial and residential real estate. Public infrastructure, especially in the cities, is crumbling and cannot cope with the strain. This is a dramatic challenge facing India. To an Architect, this very challenge represents an opportunity. The integrated township is truly a solution that addresses Indias converging challenges of a growing appetite for real estate and the need for modern infrastructure.

DESIGN BRIEF

The students are required to design a Self-sustainable integrated Township on the given site located at Chennai.

3.0 DESIGN PROBLEM Students are required to design an integrated development and self-sustainable housing layout for 30 acres. The layout should comprise of the following S.no Typology 1 Villa/ Row house 2 Apartment Lowrise (upto G+3 or S+4) Midrise (upto G+7 or S+8) Highrise (more than G+8 or S+9) 3 EWS Percentage % 20 20 20 30 10

DESIGN APPROACH Data Collection and Literature study

The students are required to understand and document data from national building code of India, UDPFI guidelines and Development control rules of development authority. In addition, each student is required to analyse and present a library study of two housing projects of national or international repute. 4.2 Case studies

Visiting inhabited housing layouts and studying their characteristics. The study would cover the following aspects of design 1. Housing typology and layout design 2. Physical infrastructure including roads, transportation, water supply, sewerage and solid waste disposal 3. Social and community facilities including open spaces 4. Quality of housing, safety standards, social control 5. Visual and architectural character 6. Economics of housing, building materials and construction technology 4.3 Site Study and Analysis

This includes the study of the climatic conditions, topography, soil condition, access to the site, availability of infrastructure facilities, allowable FSI, plot coverage and other rules and regulations applicable to the site. This would also include the analysis and requirement of the social and community facilities on the basis of comparison of the standard requirements with the facilities already available in the area.

Conceptual Layout

This would include site zoning, design of the road layout, design and arrangement of open areas, massing of buildings, parking spaces. This stage should specify the percentage of area allocated for each of the land uses.

Township design - Scheme I

Detailed housing layout showing delineated plots, height of buildings, FSI, Plot coverage etc. parking areas, infrastructure facilities etc. structural aspects and materials used for construction are to be specified 4.6 Township design - Scheme II a. site design site layout, road network both pedestrian and vehicular, location of parking lots, exterior lighting, landscaping and density calculations

b. Building design Detailed plans, elevations and sections of individual dwelling units, privacy, security, construction techniques, specification of materials used, perspective views/model of the building/ site. 4.7 Final Presentation
