AGREEMENT TO SALE This agreement to sell is made at Ghaziabad on this _____ day ______ 2011 between Mr Rishi Gupta

S/o Sh A K Gupta R/o G-219 Preet Vihar Delhi 110092 and Hereinafter called as FIRST PARTY. AND _____________________________________________ S/o ____________ _____________________________ R/o __________________________ ____________________________________________________________. Hereinafter referred as SECOND PARTY OR PURCHASER. The expression of the terms FIRST PARTY & SECOND PARTY shall mean and include them, their legal heirs, successors, legal representatives, executors, nominees and assignees.

Whereas the FIRST PARTY is owner & in possession of:

Flat no: _________________ (________ Side) Floor no: ___________ situated at PLOT NO 33M, residential colony known as Radhay Shyam Park, in Village Pasonda Pargana Loni Tehsil & Distt Sahibabad Ghaziabad having area _______ sq. ft. approximate. (Hereinafter called the PROPERTY)

The said property is: Without roof right With covered Parking

And whereas the first party has assured the second party that the aforesaid PROPERTY is free from all kinds of encumbrances etc. And the First Party is agreed to sell the above said PROPERTY and second party is agreed to purchase the PROPERTY for the total sale consideration of Rs ______________________________________________________________ _______________________________________________________.

NOW THIS AGREEMENT WITNESSETH AS UNDER: 1. That in pursuance of this agreement and consideration of the total sum of ________________________________________________ ___________________________________ the FIRST PARTY has received ________________________________________________ ________________________________________________________ _______________________________________________________ as advance.

2. That balance amount of Rs _________________________________ ____________________________________________ will be paid by the second party to the first party as follows :

3. That the expenses for the execution/ registration of the sale deed shall be borne by the Second Party or its nominee. 4. That the First Party shall be bound to sign and execute all the relevant documents pertaining to the sale of the said property after receiving the balance amount.. 5. That all the previous dues relating to the said Property up-to-date of delivering the possession shall be payable by the First Party but afterwards shall be payable by the SECOND PARTY. 6. That all the Photostat chain documents relating to the said property shall be handed over by the FIRST PARTY to the SECOND PARTY at the time full & final payment. 7. That additional to the above said prices Second Party has to pay Rs 25,000/- (Twenty Five Thousand only) to the First Party as Electricity Charges.

In the witness, whereof, all the parties have signed this agreement after understanding the contents of this agreement on the date, month and year mentioned above firstly in the presence of the following witness.
