The Hines Lumber Co. operated a home center and lumber yard on the block located between Forest Avenue and railroad tracks to the east. The railroad tracks are operated by Canadian National and cross Madison Street at-grade. The use has been inactive for several years.

CONCEPT A
This concept has a 15,225 sf. commercial retail building fronting Madison St. with 80 parking spaces provided at the rear of the building for greater flexibility depending on the type of use proposed. This concept also includes a relocated auto service facility located at the northern portion of the site.

CONCEPT B
This concept maximizes the commercial potential of the site. A 24,000 sf. commercial retail building fronts Madison Street, with 103 parking spaces provided in the rear of the site.

CONCEPT C
A 11,250 sf. commercial retail building fronts Madison Street and 12 row-house units, with rear-loaded garages, are located on the northern portion of the site with a total of 52 parking spaces. The multi-family housing provides increased compatibility with adjacent residential areas along Forest Avenue.

*It is also important to note that the Village of River Forest is open to the idea of including the Public Works facility (located to the north of the subject property) in any redevelopment plan for the Hines Lumber Site.
