Shopping for a garden storage shed

Sunday, May 13th 2-4 PM

3091 Chewacla Lane
Equestrian Showcase Home in Three Runs Plantation

OPEN HOUSE

Sheds can offer much-needed storage space in a homes backyard.

Storage space is often a coveted commodity. Apartment dwellers seek out more closet space, homeowners may desire more acreage, and even children may want more space for their toys and belongings. The purchase of a storage shed could alleviate some clutter issues and move items outdoors -- creating more space. Household garages are no longer as popular for storing vehicles. Instead, garages are used to store the extra items that do not fit inside the home. Many people even turn to selfstorage units for extra storage space. According to the Self Storage Association, the storage industry earned roughly $20 billion in revenues across North America in 2010. It has also been the fastest-growing segment of the commercial real estate industry for the last 30 years and is considered to be recession-proof. Garden storage sheds present another place where individuals can keep items out of sight but easily accessible. As garages fill up with belongings quite quickly, many homeowners think about a shed purchase to at least keep outdoor lawn and garden essentials in their own place. The process of purchasing a shed is not as simple as finding the least or most expensive type on the market. There are other factors that come into play when selecting a shed. Appearance and design: Although the function of a shed is to store items out of sight, the shed itself will be in full view in a yard. Therefore, plenty of homeowners prefer something that has just as much aesthetic appeal as it does storage capacity. An unsightly shed can affect the overall appearance of a property, or even hurt the sale price for homeowners thinking about putting the home on the market. Its important to select a shed in a price range that also complements the style of he home so it coordinates with other features. Some people choose to have a custom-built shed that can replicate the architectural style of the home and even features the same siding and finishing materials. Size: Sheds come in a variety of sizes, from compact locker-sized sheds to large buildings that may even double as a garden room, pool room or kids playhouse. Homeowners should keep in mind that the size of the shed may have to meet local municipality rules for additions or structural changes to a property. A larger shed may require a permanent flooring material, such as concrete, and may be subject to permit applications and inspections, whereas a smaller shed may not have such stringent requirements. Furthermore, certain towns actually may restrict the size and placement of a shed if it interferes with traffic visibility or impacts a neighbor in a negative way. Siding materials: Sheds are constructed of various exterior materials. Some of the more affordable options are metal or plywood and particle board. However, these materials can be easily compromised by rain and snow. The most maintenance-free materials are vinyl or molded PVC-type plastics. However, these may look like cookie-cutout units and may not have as much visual appeal. Cedar and wood are popular siding choices but wont be maintenance-free. They need upkeep and also tend to be more expensive. But the cost may pay for itself in durability as well as an attractive appearance. Minor enhancements: Touches like decorative architectural features, window boxes, shutters, or even simply planting shrubs and annuals around the shed can make it an integral part of the landscape instead of simply an eyesore. Double doors will ensure large pieces of equipment can fit inside the shed. The addition of a pressure-treated ramp at the entryway provides easy access to the shed as well. Storage sheds can provide much-needed space for homeowners. Certain features as well as cost need to be factored into the decision before purchase. Homeowners should compare chain home improvement stores as well as private retailers to find a shed that is the best fit.

DIRECTIONS: Go South on Whiskey Road, turn Left on White Pond Road (just before you get to New Ellenton). Go to stop sign and turn Right on Three Runs Plantation Drive. Go to the end of Three Runs Plantation Drive and turn right on Hiwassee Run. Turn left on Chewacla Lane. HOUSE IS ON THE LEFT.

Improve indoor lighting and mood

Want to improve your mood, productivity and general well-being? Consider turning on a light. The psychological effects of lighting have long been a subject of study. It has been documented that the intensity and quality of light can impact the psychological and physiological well-being of a person, affecting daily mood. The Mayo Clinic says that a lack of adequate lighting can make people feel depressed. Thats because light deprivation can affect the production of the hormone melatonin, leading to physiological imbalances. An abundance of light can get bodily systems back in check and also may be an alternative therapy for common emotional issues. Lighting is such an important factor in mood that even stores and businesses study the impact certain lighting can have on people and their impression of a space. In fact, lighting design is an art and a science. Lighting designers must have an understanding of the visual quality users of a space need for their health, safety and enjoyment. The Illuminating Engineering Society of North America lists the basic body of knowledge on lighting in the IESNA Handbook. It includes summaries of recommended practices based on research and consensus of successful lighting for specific applications. But individuals dont need an extensive knowledge of lighting principles to improve their own interior lighting situations. Instead, a cursory understanding of what works can do the trick. Here are some things to consider. * People are attracted to light. If lighting is necessary for safety, brighter illumination will guide the way. * Brightness focuses personal attention on a particular object or area. * To create a more pleasant atmosphere, use wall lighting instead of overhead lighting in a space. * In public spaces or areas where individuals need to be alert, overhead lighting is the best option. * Dim lighting is best for rooms in which relaxation is desired. That is why table lamps are often used with a shade to diffuse the light. * Homes typically need a combination of lighting sources. An overhead light paired

with ambient light and task lighting can help most people get things done. * According to light bulb manufacturer Sylvania, think in terms of layering light. Light sources should be placed at different heights throughout a room to supply adequate illumination as well as visual interest. * For those who want to boost mood, consider full-spectrum light bulbs that mimic the spectrum of outdoor light. * Another easy remedy (during the day) is to simply let more outdoor light in. Keep blinds open wide, especially those that face west and south. Bedrooms with windows facing the east may help people rise with the sun. Skylights can help light shine indoors when the sun is directly overhead. There are also sun tubes that help direct sunlight into rooms under an attic where traditional skylights cannot be installed. Remember, bright light can energize a person, so it is important to wind down from a long day by dimming the lights and preparing for sleep in the evening. Individuals often take light for granted and only realize something is off kilter when their homes are not adequately lit. There are different ways to remedy inadequate lighting situations. Speaking with a lighting designer may help.

Top 10 Reasons to Hire a Real Estate Agent

1. Education & Experience
You dont need to know everything about buying and selling real estate if you hire a real estate professional who does. Henry Ford once said that when you hire people who are smarter than you are, it proves you are smarter than they are. The trick is to find the right person.2 For the most part, they all cost about the same. Why not hire a person with more education and experience than you? Were all looking for more precious time in our lives, and hiring pros gives us that time.

7. Negotiation Skills & Confidentiality

Top producing agents negotiate well because, unlike most buyers and sellers, they can remove themselves from the emotional aspects of the transaction and because they are skilled. Its part of their job description. Good agents are not messengers, delivering buyers offers to sellers and vice versa. They are professionals who are trained to present their clients case in the best light and agree to hold client information confidential from competing interests. One-page deposit receipts were prevalent in the early 1970s. Todays purchase agreements6 run 10 pages or more. That does not include the federal- and statemandated disclosures nor disclosures dictated by local custom. Most real estate files average thicknesses from one to three inches of paper. One tiny mistake or omission could land you in court or cost you thousands. In some states, lawyers handle the disclosures, thank goodness! Even the smoothest transactions that close without complications can come back to haunt. For example, taxing authorities that collect property tax assessments, doc stamps or transfer tax can fall months behind and mix up invoices, but one call to your agent can straighten out the confusion. Many questions can pop up that were overlooked in the excitement of closing. Good agents stand by ready to assist. Worthy and honest agents dont leave you in the dust to fend for yourself. The basis for an agents success and continued career in real estate is referrals. Few agents would survive if their livelihood was dependent on consistently drumming up new business. This emphasis gives agents strong incentives to make certain clients are happy and satisfied. It also means that an agent who stays in the business will be there for you when you need to hire an agent again. Many will periodically mail market updates to you to keep you informed and to stay in touch.

2. Agents are Buffers

Agents take the spam out of your property showings and visits. If youre a buyer of new homes, your agent will whip out her sword and keep the builders agents at bay, preventing them from biting or nipping at your heels. If youre a seller, your agent will filter all those phone calls that lead to nowhere from lookie loos3 and try to induce serious buyers to immediately write an offer.

8. Handling Volumes of Paperwork

3. Neighborhood Knowledge

Agents either possess intimate knowledge or they know where to find the industry buzz about your neighborhood. They can identify comparable sales and hand these facts to you, in addition to pointing you in the direction where you can find more data on schools, crime or demographics. For example, you may know that a home down the street was on the market for $350,000, but an agent will know it had upgrades and sold at $285,000 after 65 days on the market and after twice falling out of escrow.

9. Answer Questions After Closing

4. Price Guidance

Contrary to what some people believe, agents do not select prices for sellers or buyers. However, an agent will help to guide clients4 to make the right choices for themselves. If a listing is at 7%, for example, an agent has a 7% vested interest in the sale, but the client has a 93% interest. Selling agents will ask buyers to weigh all the data supplied to them and to choose a price. Then based on market supply, demand and the conditions, the agent will devise a negotiation strategy.

10. Develop Relationships for Future Business

5. Market Conditions Information

Real estate agents can disclose market conditions, which will govern your selling or buying process. Many factors determine how you will proceed. Data such as the average per square foot cost of similar homes, median and average sales prices, average days on market5 and ratios of list-to-sold prices, among other criteria, will have a huge bearing on what you ultimately decide to do.

6. Professional Networking

Real estate agents network with other professionals, many of whom provide services that you will need to buy or sell. Due to legal liability, many agents will hesitate to recommend a certain individual or company over another, but they do know which vendors have a reputation for efficiency, competency and competitive pricing. Agents can, however, give you a list of references with whom they have worked and provide background information to help you make a wise selection.

Nine ways to improve indoor air

OPEN HOUSE SUNDAY MAY 13TH 2 - 4PM

3090 Chewacla Lane

In April 2012, a wildfire broke out in a compost pile in an area on Staten Island, NY, that formerly housed the Fresh Kills Landfill. Residents across the island worried if the billowing smoke rising into the sky was toxic in nature as a result of the years of trash that had been buried in the soil. Though its understandable to worry about contaminants that could be polluting outdoor air, its important not to overlook indoor air quality as well. According to the Environmental Protection Agency, air inside peoples homes can be two to five times more polluted than air outside the home. Although the EPA regulates the quality of outdoor air and monitors potential contaminants, the air inside ones home is his or her own domain. Oftentimes, people do not realize how polluted the air in their homes and businesses can be. Cigarette smoke, radon, carbon monoxide, lead-laden dust from old paints, dirtfilled carpet, household cleaners, and furniture made with wood glue containing formaldehyde are all sources of indoor air pollution. Even cooking on a gas stove may introduce high levels of nitrogen dioxide into the air, causing respiratory problems. The National Safety Council says that Americans spend about 90 percent of their time indoors, so poor air quality can greatly affect personal health. There are several steps that can be taken to improve the quality of indoor air. 1. Open the windows and let fresh air circulate. It is important to change the air inside of the home several times a day to prevent the buildup of pollutants. Even opening windows a crack can help. 2. Change the filters on home heating and cooling systems as the manufacturer suggests. 3. Routinely clean the exhaust vents in kitchens, bathrooms and laundry rooms. 4. Consider the installation of an air purification system in the home. Or purchase in-room HEPA filters. 5. Routinely clean bedding used by pets and groom animals to remove shedded fur. 6. Avoid the use of toxic cleaning products. Thoroughly cleanse the air by opening windows after doing any cleaning. 7. Use natural pest control procedures inside when possible. 8. Introduce more plants to the home, which naturally filter air. 9. Use detectors to test for radon and carbon monoxide in the home. If there are high levels present, go outside and investigate ways to identify the problem and remedy the situation.
