This LEASE AGREEEMENT is made on 2nd day of January 2008, between Shri. K.
Anil Kumar, General Manager, Confra Furn Systems Pvt. Ltd., #6-3-1-0-/A/24 Flat
#201 Olbee Centre Rajbhavan Road, Hyderabad 500 082 Andhra Pradesh,
hereinafter called Lessor (which expression shall mean and include their heirs,
legal representatives and assignees) of the One part and Shri Malayala

3. That the Lessee has agreed that the rate of rent of the said premises shall
be Rs.17,000/- per month from 5th January 2008 till 4th January 2010.
4. The Lessor will give possession of the said premises to Shri Malayala
Srinivasan and his family members for residential purposes only and the
Lessee shall not sublet the said premises in part or full to anybody else.
5. That the Lessor will give the possession of the said premises with all the
sanitary, electric, water and other fittings and fixtures in perfect working
order.
6. That the Lessor will pay all taxes including House Tax and other applicable
appropriate authorities.
7. That a separate electricity and water meters have been provided for the
said premises in which the Lessee shall take up residence and the Lessee
shall pay electricity and water charges based on actual user consumption,
8. That the Lessee shall be responsible to restore all fixtures and fittings in
good and serviceable condition, natural wear and tear and damage by the

12.That the Lessee shall abide by the Bye-laws of the residence association
and in case of breach of these, the Lessee shall be fully responsible for the

14.That the Lessee shall not carry out any structural additions or alterations

agreement as cancelled.
15.The Lessee will not store or keep any explosives/arms and ammunitions
(except licensed) or any other highly inflammable article during the period
of lease. This clause does not cover LPG gas and kerosene oil used for
cooking purposes.
16.That the Lessee will not make any additions, alterations or cause any type
period of lease.
17.That no damage will be caused by the Lessee to the said premises and if
any damage is caused and the Lessor suffers any loss on account of the
same, then the Lessee will fully indemnify the Lessor or the Lessor will
deduct the expenses from the security amount so deposited by the Lessee
with the Lessor. And if the amount of damage is assessed more than the
security amount, then the Lessee will pay the remaining balance amount
to the Lessor at an earliest possible date and the Lessor will have the right
