LEASE AGREEMENT

This LEASE AGREEEMENT is made on 2nd day of January 2008, between Shri. K.

Anil Kumar, General Manager, Confra Furn Systems Pvt. Ltd., #6-3-1-0-/A/24 Flat

#201 Olbee Centre Rajbhavan Road, Hyderabad 500 082 Andhra Pradesh,

hereinafter called Lessor (which expression shall mean and include their heirs,

legal representatives and assignees) of the One part and Shri Malayala

Srinivasan s/o Shri P. Ravi Chandra Gupta, resident of 234-D/361 “Shree Nivas”,

Near Naicker Thottam, Vysyal Street, Coimbatore 641 001, Tamil Nadu,

hereinafter called the Lesse (which expression shall include its successors or

assignees) of the other Part.


Whereas the Lessor is the legal and absolute owner of the residential apartment

property situated at Block 10 Apartment No.604, Hill Ridge Springs (IVRCL),

Gachibowli, Hyderabad 500 032, Andhra Pradesh.

Whereas the Lessor agrees to let out and the Lessee agrees to take on rent the

entire residential apartment addressed Block 10 Apartment No.604, Hill Ridge

Springs (IVRCL), Gachibowli, Hyderabad 500 032, Andhra Pradesh, which is

consisting of 3 (three) bedrooms, 1(one) kitchen, (3) three toilet-cum-bathrooms,

1 (One) covered car parks, at a monthly rent of Rs.17,000/- (Rupees Seventeen

Thousand Only) payable on or before 31st of each English Gregorian month.

NOW THIS DEED WITNESSETH AS FOLLOWS :

1. That the Lease of the said premises shall be deemed to have commenced

from 5th January 2008 and valid for 24 months.

2. The option for further continuation at mutually agreed terms and

conditions shall be available on the condition of drawing of fresh Lease

Deed at the appropriate time.

3. That the Lessee has agreed that the rate of rent of the said premises shall

be Rs.17,000/- per month from 5th January 2008 till 4th January 2010.

4. The Lessor will give possession of the said premises to Shri Malayala

Srinivasan and his family members for residential purposes only and the

Lessee shall not sublet the said premises in part or full to anybody else.

Any breach of this clause shall render this agreement as cancelled.

5. That the Lessor will give the possession of the said premises with all the

sanitary, electric, water and other fittings and fixtures in perfect working

order.
6. That the Lessor will pay all taxes including House Tax and other applicable

taxes, as may hereinafter be assessed on the aforesaid premises by the

appropriate authorities.

7. That a separate electricity and water meters have been provided for the

said premises in which the Lessee shall take up residence and the Lessee

shall pay electricity and water charges based on actual user consumption,

by the due date.

8. That the Lessee shall be responsible to restore all fixtures and fittings in

good and serviceable condition, natural wear and tear and damage by the

act of God excluded, during the lease period.

9. That the Lessee shall have the right to install furniture and other items,

such as coolers, etc., and shall have the right to take away the same upon

termination of the lease.

10.That the Lessee shall permit the Lessor or his authorized agents to enter

upon the said premises, with prior appointment, for inspection at all

reasonable hours and the lessee will keep the leased premises in good

habitable condition during the period of lease.

11.That the Lessee shall abide by all the laws, bye-laws, rules and regulations

of the concerned Development Authority of the government and other

local/central authority. In case of breach of these, the Lessee shall be fully

responsible for the consequences and shall pay due cost and penalty.

12.That the Lessee shall abide by the Bye-laws of the residence association

and in case of breach of these, the Lessee shall be fully responsible for the

consequences and shall pay due cost and penalty.


13.That the Lessee agrees to pay a sum of Rs.34,000/- (Rupees Thirty Four

Thousand Only) equal to two months rent to the Lessor as Security, which

will be payable, adjustable and refundable as follows:

a. The Lessee agrees to pay the aforementioned security deposit in full

before taking over the possession of the residence.

b. The aforesaid amount, Rs. 34,000/- (Rupees Thirty Four Thousand

Only) shall be deposited with the Lessor as Refundable Security

Deposit, through cheque no. 15, drawn in favour of lessor Dt. 28th

Dec 2007 through ICICI Bank Ltd., Microsoft Campus Branch.

c. The aforementioned deposit shall be refundable through a cheque

drawn in favour of the lessee after vacating of the said premises

and peacefully handing over the keys, receipts etc., to the Lessor.

No interest shall be payable on security deposit.

14.That the Lessee shall not carry out any structural additions or alterations

in the said premises. Any breach of this clause shall render this

agreement as cancelled.

15.The Lessee will not store or keep any explosives/arms and ammunitions

(except licensed) or any other highly inflammable article during the period

of lease. This clause does not cover LPG gas and kerosene oil used for

cooking purposes.

16.That the Lessee will not make any additions, alterations or cause any type

of damage, by wilful act or negligence, to the leased premises during the

period of lease.

17.That no damage will be caused by the Lessee to the said premises and if

any damage is caused and the Lessor suffers any loss on account of the
same, then the Lessee will fully indemnify the Lessor or the Lessor will

deduct the expenses from the security amount so deposited by the Lessee

with the Lessor. And if the amount of damage is assessed more than the

security amount, then the Lessee will pay the remaining balance amount

to the Lessor at an earliest possible date and the Lessor will have the right

to get the damaged portion repaired at the costs of the Lessee.

18.That the Lease can be terminated any time by either party, by giving one

month advance written notice before its termination.

19.That the Lessee shall give one month notice in writing for termination of

this Agreement. In case no notice is given in writing, then Lessee shall

have to pay one month rent for the notice period.

20.That the Lessee shall, on the day of expiry of the lease period for its

earlier termination, hand over peacefully the possession of the vacated

said premises directly to the Lessor.

21.That in case the Lessee fails to pay rent regularly in the manner

prescribed or in the circumstance of breach of any condition mentioned in

the Clauses above, the Lessor shall have the right to re-enter and take

possession of the said premises. In such cases, a fifteen days time shall

be given to the Lessee to vacate the premises after informing him by

notice of vacating.

22.That in case of any dispute in respect of the said premises, between the

Lessor and the Lessee, Andhra Pradesh Courts shall have the jurisdiction

to adjudicate upon the same.

23.The Lease agreement shall stand terminated automatically on expiry of

the period of the lease on 4th January 2010.


24.The monthly maintenance will be borne by the lessee.

IN WITNESS THEREOF, We the LESSOR and LESSEE put our hands in the

presence of witnesses on the date, month and year above mentioned.
