Rental Agreement and Regulations

We are delighted to have you stay at our mountain hideaway and hope you will enjoy your time in the mountains as much as we do. We have done our best to make your stay as comfortable as possible. While staying in our unit, should you need anything, please contact Ski Village Resorts directly at (888) 972-8200 or (970) 453-8200. RENTAL RULES AND REGULATIONS The Village at Breckenridge, Unit 3706, Breckenridge, CO 80424 We are working in partnership with Ski Village Resorts (SVR) management company. Once in Colorado, they will handle everything. You will see two separate charges on your credit card statement. Total rental bill will be charged as Kogan FLP. The parking fee will be charged as Ski Village Resorts along with any additional charges incurred during time of stay. 1. 2. CHECK-IN TIME Begins at 4 P.M. MST AND CHECK-OUT IS 10 A.M. MST. Key and Parking Pass pick up will be done at Ski Village Resorts. Their office is located in Breckenridge. Ski Village Resorts, 109 N. Main St., Breckenridge, CO 80424 Ph. 970.453.8200 or Toll Free 888.972.8200 If you arrive during non-business hours, your Arrival Packet with keys/parking pass/directions to the unit will be placed in the lock box at the back entrance of Ski Village Resorts office. 2. This is a NON SMOKING unit. 3. Pets are not permitted in unit under any conditions. 4. Minimum Rental Age is 21. Valid ID will be required at check in. 5. DAMAGE DEPOSIT- A damage deposit of $500 is required at time of check in at Ski Village Resorts and a valid credit card will be required at this time. If it is after hours, you need to return to the office the following

day or call in with your credit card number. Your credit card will not be charged provided the following provisions are met after check out. a. No damage is done to unit or its contents, beyond normal wear and tear. b. All keys/parking passes are returned to Ski Village Resorts c. All charges accrued during the stay are paid in full prior to departure. d. No linens/items are lost or damaged. e. The renter is not evicted by the owner (or representative of the owner), the local law enforcement or the security company employed by The Village at Breckenridge. 6. CANCELLATIONS/REFUNDS - A full refund, less $100 processing fee, will be issued on cancellations/lesser amount of days made more than 45 days prior to arrival date. A refund of 50% will be issued for cancellations made less than 45 days prior to the date of arrival. All requests for cancellations and changes to reservations must be made in writing. No refunds will be given for changes in arrival or departure date that result in a lesser amount of days than initially booked. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to six (6) persons. 8. HOUSEKEEPING: NO DAILY MAID SERVICE - While linens, bath towels and amenities are included in the unit, daily maid service is not included in the rental rate unless the stay is longer than seven nights, in which case a midweek clean is included. However, if you would like to have daily or mid week cleaning and they stay is less than seven nights, it is available for an additional fee and should be arranged directly through Ski Village Resorts upon arrival. 9. PARKING PASSES - All Parking Fees will be handled through Ski Village Resorts upon arrival. Rate is $16/night during ski season. Parking at the Village at Breckenridge is at a premium but there is almost always enough spots available. In the rare instance there are no spots available due to an overwhelming number of guests, you will be directed

to a public parking lot close by and will not be charged the parking fees. Due to this, we cannot guarantee Village parking. Renters must display the parking pass on the rear view mirror at all times. Failure to display will result in towing of vehicle at renter's expense. 10. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment and the party will not be permitted to check-in. 11. RESPONSIBILITY - Owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
