(hereinafter called the Landlord) of the one of part AND Comp. Name : MAIS CONSTRUCTION & PROPERTIES SDN BHD Comp. No. : 93593-K Address : No 2-3, Tingkat 2, Jalan 14/22, 46000 Petaling Jaya, Sel angor. Telephone No : 03-79564080 (hereinafter called the tenant) of the other part. 1. WHEREAS:1.1 The Landlord is the owner of one (1) unit Single Storey Terrace House kn own as NO 22, JALAN GAPI 1D/17, SEKSYEN 1 TAMAN ANTARA GAPI , 48000 SERENDAH, SELANGOR (Hereinafter called the said Premises) 1.2 The Landlord agrees to let and the Tenant agrees to accept a tenancy of the said Premises

upon and subject to the terms and conditions hereinafter appearin g. 2. NOW IT IS HEREBY AGREED AS FOLLOWS:

2.1 The Landlord agrees to let and the Tenant agrees to take the said Premis es for a period of ONE YEAR commencing on the 1st day of June, 2010 at a monthly ren tal of Ringgit Malaysia Three Hundred Thirty only (RM330) payable in advance on or be fore 25th day of each and every calendar month.

Page 2 of 6 Tenancy Agreement Dated 1st, June, 2010 2.2 The Tenant shall pay to the Landlord Two months deposit in the sum of Ri nggit Malaysia Six Hundreds Sixty only (RM660.00) only and Ringgit Malaysia One Hun dred (RM100.00) being water and electricity (utilities) deposit (hereinafter collec tively called the said Deposit) upon the execution of this Agreement as security for the due observance and performance by the Tenant of the covenant stipulati ons terms and conditions of this tenancy. The said deposit shall be maintained at this figure during the ter m of this tenancy and shall not be deemed to be treated as payment or rent and the same shal l be refunded to the tenant on the expiration or sooner determination of this tenancy less suc h sum or sums, if any, as may then be due to the Landlord for damages sustained by the Landlo rd as a result of the Tenant breaching any of the terms and conditions of this Agreement or any arrears in respect of water, electricity, Indah Water or telephone bills. 2.3 The Landlord hereby acknowledges that he has received Ringgit Malaysia Seven Hundred Sixty only (RM760.00) only being two months deposit plus Ringgit Malaysia One Hundred only (RM100) for utilities (water & electricity) deposit. 3 THE TENANT HEREBY COVENANT WITH THE LANDLORD AS FOLLOWS:

3.1 To pay the rent hereby reserved on or before the 25th day of each and ev ery calendar month by way of Cash or Cheque (Account Payee only) or to Bank-in to the Landlords designated Bank Account detailed as follows:

Any changes in account number shall be notified by the landlord in writing. 3.2 To pay all charges in respect of water, electricity, Indah Water and tel ephone bills now charged or hereafter to be charged upon the said premises duri ng the continuance of the tenancy hereby created. 3.3 To keep the interior of the said Premises including the flooring and int erior plaster, paintwork or other surface materials or rendering on walls and ce ilings and the Landlords fixture therein including doors, windows,wires, installations and fittings in good tenantable repair and condition (fair wear and tear accepted)

3.4 To permit the Landlord, his duly authorized agents or workmen at all r easonable times during the day but with prior notice to enter upon and view the said Premises and to carry out any repairs as the Landlord may desire; 3.5 Not to make or permit to be made any renovations, alterations in or ad ditions to the said Premises without the written consent of the Landlord first had a nd obtained; 3.6 Not to assign underlet or part with the possession of the said Premises or any part thereof to any other person and or company; 3.7 Not to do or permit or suffer to be done anything whereby the policy or policies of insurance on the said Premises against damage by fire may become void or void able or whereby the premium thereon may be increased and to repay to the Landlord all s ums paid by the Landlord by way of increased premium and all expense incurred by t he Landlord in or about the renewal of any such policy or policies rendered necessary by a breach or non-observance of this covenant;

3.8 Not to use the said Premises or any part thereof to store or bring upon the said Premises arms, ammunition or unlawful goods, gunpowder, kerosene or any ex plosive or combustible substance in any part of the said Premises or the building; 3.9 To use the said Premises for residence purposes only; 3.10 Any renovations, alterations or additions if permitted, shall orne by the Tenant; 3.11 Not to remove any structures or fixtures erected thereon upon ination of the terms. 3.12 Not to use nor suffer it to be used for any purpose which become a nuisance or cause annoyance damage or inconvenience to the occupiers ighbouring property nor for any illegal purposes; be fully b the determ may be or of any ne

3.13 At the termination of the tenancy hereby created to yield up the said P remises in good and tenantable repair (fair wear and tear accepted) in accordance with the covenants herein before contained. 4 THE LANDLORD HEREBY COVENANTS WITH THE TENANT AS FOLLOWS: 4.1 To pay all existing and future rates taxes quit rent assessments and oth er outgoings imposed or charged upon the said Premises other than those herein befor e agreed to be paid by the Tenant. 4.2 To insure and keep insured the said Premises from loss or damage by fire and pay all premium necessary for the purpose. 4.3 That so long as the Tenant shall pay the rent hereby reserved and perfor med and observed the several agreements stipulation and covenants on his part herein co ntained the Tenant shall peaceably hold enjoy the said Premises during the said term of thi s tenancy without any interruption by the Landlord or any person rightfully claiming unde r or in trust for him. 5 PROVIDED ALWAYS IT IS HEREBY AGREED BETWEEN THE PARTIES HERETO AS FOLLOW S: 5.1 If the tenant shall omit to perform or observe any stipulation herein contained on his/her part then it shall be lawful for the Landlord at any time therea fter to re-enter upon the premises and this tenancy shall determine but without prejudice to the right of action of the Landlord in respect of any breach of the Tenants covenants herein c ontained;

5.2 If the said Premises or any part thereof shall be destroyed or damaged by fire (except where such fire has been caused by the fault or negligence of the Tenan t) so as to be unfit for use, then the rent hereby covenanted to be paid or a fair proportion the reof according to the nature and extent of the damage sustained shall be suspended until the sa id Premises shall again be rendered fit for the habituation and use and any dispute concerni ng this clause shall be determined by a single arbitrator in accordance with the provisions of the Arbitration Ordinance 1950 or any statutory enactment in that behalf for the tim e being in force. In the case of damage or destruction by fire as aforesaid for delay howeve r caused in repairing and/or rebuilding of the said Premises or the building or any part thereof. PROVIDED that the Tenant shall have option of terminating the Tenancy if the said Prem ises shall be destroyed or rendered untenantable by fire or other unavoidable accident and in t he event of the Tenant exercising this option at the Tenants sole discretion the Tenants lia bility for rent shall cease upon payment thereof proportionately to the date of such fire or acc ident; 5.3 Any indulgence given by the Landlord shall not constitute a waiver of o r prejudice the Landlords right herein contained; 5.4 Time wherever mentioned shall be of the essence of the contract;

5.5 Any notice requiring to be served hereunder shall be in writing and sh all be sufficiently served on the Tenant if left addressed to him on the Premises or f orwarded to him by post to his last known place of business and any notice to the Landlord s hall be sufficiently served or sent by post or delivered personally to him at the address here in given. A notice sent by post shall be deemed to be given at the time when it ought in due course be delivered at the address to which it is sent; 5.6 The costs for preparing this Agreement and all stamp duties and other in cidents shall be borne by the Tenant; 5.7 If the Tenant shall be desirous of extending the tenancy hereby created for a further term the Tenant shall not less than two (2) months before the expiration of the term hereby created give to the Landlord notice in writing of such his desire and the L andlord shall at his option grant to the Tenant a further term upon the same terms and condi tions; 5.8 If the Tenant shall terminate the tenancy within one year from the dat e of commencement

of this AGREEMENT the said deposit shall be forfeited and this Agreem ent shall then become null and void.
