Helping Each Other

PRESIDENT: Dr. I. Zafar Hamid PAST PRESIDENT: Dr. Iftikhar Hanif GENERAL SECRETARY: Dr. Rahat Abbas TREASURER: Dr. Unser Khan

Focused Activism and Pooling of Resources

e all need help from each other. As an individual, we all help our fellow citizens in one form or the other. This, we do as part of our civic duty, our moral teachings, and simply our innate desire to help a person in need. It is the single most important thing we as individuals do that has the most important satisfying effect on us. The help is not restricted to one area or one group of people. The idea of helping people is universal and therefore has its universal appeal. The impact of helping others is far reaching as well. How then, can one maximize the potential for helping each other? This question deserves a thoughtful approach, for if it is done in a methodical way it will have long-lasting and far reaching positive results. As physicians, we have obligations to our patients and we are trained to help others. The organizations are formed based on shared ideas and a mission. Collectively, individuals bring variety of resources for the organization. With focused activism and pooling of resources, the organization becomes successful in achieving its goals. The organization provides a platform in the community. We, as a community, should be an active part of our adopted land. In order to achieve this, our community must first be strong. Our community will be strong, if we, as individuals, play our part first. Thus, focusing on things we do the best as individuals will benefit our community. Lets pool our resources and help our community collectively with sincere and open hearts. For, if our hearts are in right place, everything is possible. The great inspirational philosopher, Confucius says: To put the world in order, we must first put the nation in order; to put the nation in order, we must put the family in order; to put the family in order, we must cultivate our personal life; and to cultivate our personal life, we must first set our hearts right.

Presidents Message
Dear Colleagues, Asalaam O Alaikum t has almost been a year since our new team took charge of the office after the election. Since then, our membership and participation by our members in the affairs of APPSF has steadily grown. APPSF, being a chapter of APPNA, is a professional, secular, and non-political organization. Our main goal is to bring the community together along with our own professional activities. Our strength lies in our membership. We urge everyone to renew their APPSF and APPNA membership for the year 2008 as soon as possible. I would like to thank our Past President, Dr. Iftikhar Hanif, for all his support to our new team. Our support in the relief efforts for Earthquake in Pakistan and the Katrina victims has been the shining moments of this organization. One of the projects APPSF is supporting, is the Skill cum education, ONE RUPEE SCHOOL in Khuda Ki Basti in Surjani town, Karachi. Your generosity in this regard will be appreciated by thousands of poor children in Pakistan. The innovative program, tribute to Urdu, Ek Sham Urdu ke Naam in the spring, was a great success. The APPSF Annual Youth Debate 2007 and Medical Lecture arranged by Dr. Sabiha Rehman were indeed well-attended events. Participation of our youths in different SAYA activities in our annual APPNA meeting, under the leadership of Najia Hamid was outstanding. In this day and age of chaos and uncertainty, when stereotype thinking portrays communities with a suspicion, it is our duty as a person, as a professional, as a family and as a community to highlight our positive image. Being the first generation immigrants, it is our utmost duty to fulfill the responsibility of a good citizen of our adopted land; the land, where millions came before us and filled the ranks of greats of this country. It is our responsibility to mold ourselves in such a way that we become a part of the main stream America while still maintaining our cultural heritage. This philosophy of Assimilation not only applies to us but also to our youngsters. I would like to thank our physician members and the community for their participation in the activities of APPSF. It has been a very productive year for APPSF. Together, we can make APPSF a true representative organization for years to come. APPSF Annual Function 2007

It has been a privilege to serve as the General Secretary of APPSF and an honor to be a part of the team of President, Dr. I. Zafar Hamid, Treasurer, Dr. Unser Khan and all the Councillors of APPSF. I personally, would like to thank each and every one of you. The Association of Physicians of PakistaniDescent of North America was incorporated in 1977 in Detroit by a few dedicated physicians to collectively uphold ethical and moral values, engage in social and professional activities, support education and upgrade medical care. We have grown tremendously in the last three years, thanks to our members and support from the community. We feel, however, that there is a great potential for our growth, and we need to increase our membership and get the community involved in various projects. Please join hands in support of our organization and fill out the membership forms for APPNA and APPSF today. Thank you. Rahat Abbas, MD General Secretary APPSF

March 17, 2007, Sunrise, FL The program highlight was a small Urdu play, Pehchaan by our children. It depicted the importance of keeping Urdu alive in our lives so that our children will not forget their language and heritage. It was very nicely done by our children, and the audience was amazed to see how well the children did in speaking Urdu. The Urdu play was followed by Urdu poetry of Faiz, Parveen Shakir and Ghalib recited by Dr. Aneela Abbas, Dr. Shabtab Karatela and Dr. Zafar Hamid. The Common Sense Real Estate Advice

Ishrat Khurshid

About the Author

Ishrat is a licensed real estate broker and mortgage professional. He is the president of IndoPak Real Estate Investors Association (IndoPak REIA). He provides advice on residential and commercial mortgages, housing markets in South Florida and Port St. Lucie, and provides evaluations and analysis on small business ventures such as Gas Stations, Convenience Stores and Dry Cleaners. He can be reached at 954-234-8203 or Ishrat@sunshinerlty.fdn.com

herever I go, people ask me how the real estate market is doing these days and what the future holds. People want to know if NOW is the right time to buy, sell, re-finance or invest in the real estate market. Things do look gloomy and what might happen in the near future is anybodys guess. Some say we have hit bottom, but others say we still have a ways to go before we hit bottom. No one really knows but there is no reason to panic when buying or selling if you follow common sense approach. I have outlined some ideas below:
1. The time of real estate flipping is over. It doesnt work, it will never work. The only time it works is if you are a real estate professional dedicated full time to real estate and you are able to pick up a property at 25% to 40% discount, rehab it, keep the costs low, and then market it - A task more difficult than you can imagine. 2. When you decide to invest again in the future, please keep a long term prospective. Acquiring real estate should be a life long process. Never selling it but making it generate money for you over your life time should be the goal. 3. If you must buy a house for your personal use, buy for at a least a 5 year period. I highly recommend that if you do not own a primary home today, you buy one during the next year; there will be many unbelievable opportunities to choose from. If you already own a primary home, you should buy at least one investment property as long as you can manage it, keep it for a long period of time, and do not carry a negative cash flow. 4. Do not consider exotic mortgages. Evaluate your needs. Seek advice from a well respected and knowledgeable professional before making a final decision. Do not consider purchasing with

100% financing unless your overall debt to income ratio remains below 41%. 5. Obtain real estate knowledge before you invest, and focus on only one or two types of real estate and within a small geographic area. I have seen people buying anything in real estate from Florida to Dubai to Pakistan. In my opinion, that is a mistake. 6. If you must sell in this market, please remember you will not get the price you are looking for. Worse yet, if you bought the property in the last 3 years, you will most likely lose money. There are no two ways about it. Therefore, if you can hold on for at least 3 more years then do so. 7. When buying or selling, make sure to seek help from a well respected real estate professional and hire an attorney. Ask questions and check for references. When selling, Pay the 6% commission to a capable professional - it will be well worth it. 8. Those who have lost money during the boom/bust period should learn from the experience but not give up. This time around, be wiser and more mature

I hope this will help. Dont be scared of the real estate. Every financial portfolio must include some real estate. If you keep your feet on the ground and make wise and conservative decisions, you should do well over the long haul. Good Luck! Please visit the APPSF website for updates and events information

for every student.

In Pakistan, where more than a quarter of its population live below the poverty line, the government has failed to provide education to the children of the poor families who cannot afford private schools. This prevents a large number of children from getting primary education and makes them susceptible to unemployment, a life in crime, backwardness, intolerance and extremism. Amal-e-Danish endeavors to prevent this by filling the vacuum in educational facilities to the poor. Core Values: Following are our core values and we endeavour to incorporate them as anchor points in every decision we make: We follow the tradition of voluntary spirit and do not expect any rewards for our efforts We believe in providing education to every child, without any prejudice to caste, color, creed or gender We do not refuse admission to a child because he or she is not equipped to fit into a class of his or her own age-group.
