Cape Panwa Hotel Phuket Raceweek, the ninth edition of Phukets home-grown international yacht regatta, marks the start of the 2012/13 Asian Yachting Grand Prix campaign to decide the coveted Asian Yachtsman of the Year title. The regatta will be held from 18-22 July 2012.
About 40 yachts and up to 500 yacht owners, captains, crew, families and friends from more than 20 countries will descend on the luxury Cape Panwa Hotel on Phukets southeast coast for four days of intense, but fun, competition and five nights of glittering beachside parties. The financial benefit of this regatta to Phuket businesses is much higher than the numbers suggest, said Grenville Fordham, managing director of rights owners and organisers, Image Asia Events Co., Ltd. Yacht repairs, servicing and provisioning go alongside hotel accommodation, marina berthing, wining and dining around the island, transport and other services to bring in many millions of baht in direct tourism revenue from this high spending sector. In addition, we pump about 5 million baht into local suppliers for infrastructure, entertainment, boat hire, logistics and other services, he added.

Reliably good winds on the water, and attention to the highest quality onshore, have made Phuket Raceweek a firm favourite of regional and international sailors for many years, and in 2011, the regatta was officially recognised as Best Asian Regatta at the Asia Boating awards in Hong Kong one of only two South East Asian regattas to receive the accolade at the time. Helicam were contacted by Khun Santisook Tharaporn from Phuket Adventures Group to produce a slick exciting promo video demonstrating the vast choice, beautiful locations and professional service available from Phuket Adventures, Phuket Nature and Dolphin Seaways. The promo video had to be completed within 21 days and 3 - 4 minutes long showing all that Phuket Adventures Group offers. Helicam worked closely with Khun Sakwuth Udomsrisak (Woody) Managing Director, along with Khun Sao and Khun Nicky (Phuket Adventures Team) in scheduling the shots required. Helicam flew in to action using the remote piloted helicopter equipped with HDV video and 18 mega pixel stills, shooting at various destinations to capture the imagery required. Beautiful aerial imagery and video of Phi Phi Island, James Bond Island, Maya Bay, Panyee Island, Khao Sok as well as ground video of snorkeling, kayaking, elephant trekking, rafting, plus imagery of their at their travel agents desks at various resorts. Helicam were able to capture imagery of their speed boats as well as footage of Phuket Adventures New Hydrofoil in action. All post production and editing was completed in-house at Helicam including captions and licensed music sound tracks. Aleenta
Mediterranean Wrap
Succulent fresh king prawns slightly cooked in lemon juice and wrapped in sun-dried 'buffalo' tomato, Greek kalamata olive tapenade, and finished with AOC Chateau dEstoublon extra virgin oil.
Ingredients
14 pcs fresh king prawns, peeled & de-veined (tail on) 20 cl yellow lemon juice 6 pcs buffalo tomato peeled & seedless 1 tablespoon coarse salt 1 pinch of sugar 1 dozen pitted whole kalamata olives (optional) Set the capers, lemon juice, garlic and 50 gm of olive into a mortar, pound until you get a paste. Gradually add the chopped olive and anchovy, mix. 20 cl olive oil 3 anchovy fillets 20gm capers Gradually pour the olive oil onto your paste while whisking vigorously.

200 gm Greek kalamata olives, pitted 1 garlic glove

Youre almost done.


Cut the prawns in half, place in a bowl, pour the lemon juice and marinate for 4 to 6 minutes. While waiting, arrange the tomatoes on the cutting board, spread some of your tapenade over each and top with a basil leaf face down. Fold the prawn in half, from top to tail, and set over the basil. Roll up with the tomato. Do the same with the remaining prawns and tomatobasil mix. Arrange on a plate, sprinkle coarse salt and decorate with micro green, baby basil leaves, whole olive and spread some olive tapenade aside. Finish with a spray of AOC extra virgin olive oil and voila! Tip: Serve with warm country bread!.

Slice tomatoes into quarters, place on a raised screen, mix sugar and salt and lightly sprinkle over the tomato, place under a heating lamp for two hours, turn over and sprinkle on more salt. After two hours, turn them back and let it dry for two more hours. Once the tomato has dried up to 70%, use a small rolling pin to flatten it. Set aside.

Jean Louis, a native of the beautiful coastal region of Bretagne, in the north west of France, graduated from culinary school in 1987. Business Development Manager of the Kasemkij Hotels group, owners of the iconic Cape Panwa Hotel Title Sponsor of Cape Panwa Hotel Phuket Raceweek 2012 describes how family ties form the strong foundation of her business and personal life.
Where were you born and where are you living now? I was born in Bangkok and Im still living here. Could you tell us more about Cape Panwa Hotel? Cape Panwa Hotel was founded in 1987 on a beautiful hillside location on a secluded beach. Last year, we completed a renovation that reduced the number of rooms and converted them all into large suites. Were currently renovating the pool villas and Panwa Lodge, and in August were opening a new two-bedroom penthouse suite that has its own private spa, a big pool and butler service. Its like a private villa. Could you tell us more about your work in general? In my role as Business Development Manager, Im more involved with new Kasemkij properties. We have 15 properties and are now opening two more. I start them off then turn them over. One of our latest projects is the Cape Nidhra resort in Hua Hin, which opened last year. It has 59 rooms, all with pools. This was the first project that I developed myself from scratch, and I was involved with everything from designing the uniforms to selecting the chopsticks. My dad (Kasemkij owner and Managing Director Khun Tirapongse) asked me to help develop the project, which is on land that once had my grandmothers house. Its a sentimental piece of land for us, so I wanted to do it myself. But Im not sure if my dad wants me to get involved in any more because of the budget! Lately Ive been getting more involved with operations and marketing. In a typical week I spend around three or four days in Bangkok, then two or three days at one of our properties around Thailand, either to check a site under construction or visit a finished project. We have meetings at every hotel three times a year, so I spend at least three months a year outside of Bangkok. When Im in Bangkok Im at the office or in meetings, or checking suppliers such as furniture factories. We also operate two serviced apartments in Bangkok. Serviced apartments are the main focus of our business, as well as warehouses and offices for rent. Whats your view on how to be successful in business? I dont see myself as successful yet. Im learning from my dad, who is teaching me by example. When he teaches me things, its usually not related to business directly but more philosophical. Hell give us books and videos about how to live your life. What Ive learned from him is that in this business you need to have a very hands-on style. You cant just invite your hotel general manager to have a meeting at your office. We go to every hotel and look around, taste the food. When youre in the office you can see the financial side of the business but you wont know how the tom yam goong tastes, or how the uniforms look, unless you go there. Tell us about your style of leadership. Again, I follow my dads example. You have to be hands-on, go as deep as possible, and ask a lot of questions. We have quite a strong team. Some of our staff have been there since day one of the business, so its often more about them teaching me how to lead; its a two-way learning process. I bring some new ideas and they have the internal knowledge. Cape Panwa Hotel is the main sponsor for this years Phuket Raceweek regatta. What made you decide to get involved with this event? When we got a proposal from Phuket Raceweek we could see that this is a good thing for Phuket and Thailand. It was also a good match with our hotel because we have yachts for charter, speedboats and a jetty. We thought it would be a good opportunity to promote the hotel and showcase our new rooms and restaurants, as well as show off our location, which is on one of the most beautiful beaches in Phuket. This is about Cape Panwa we want people to come and see this part of the island. When youre in Phuket, where do you like to go? I like to go to Raya restaurant in Phuket Town, and I love just relaxing on Cape Panwa Beach, or having a cocktail and a walk along the beach. Sometimes Ill take a boat out to nearby islands. Weve done overnight trips to Koh Lipe. When youre not working, what are your favourite things to do? I love travelling. I like adventure such as rock climbing on Krabi's Railay Beach. One of my brothers is in London, so we go there once a year. Im planning a trip to Botswana and Mozambique this year. How is married life so far? Its good. Were planning to travel more this year. Can you tell us more about your family? Im very close with my family. I have two brothers, twins, who are 11 years younger than me. One is studying at Cambridge in England while the other is at Princeton in the US. Im not sure if they'll join the family business after they graduate. My dad's great he says he doesnt mind if they do something else. He tells us that he worked hard so that his kids could live comfortably and do whatever they want. If they want to be an artist or a writer or anything else hell give them his full support. My mother has not been involved with the business since having kids, but she still gives us a lot of good opinions. Shes busy with charity work these days. Im very close to my grandparents as well we have lunch together five times a week. I love what we have, and I hope my own family will be this way, too. Its about the effort you put in. You try to visit everyone and get involved. Its not out of obligation. I want to do it. My family members have become my best friends. What do you think the future holds for you? I hope to continue doing what I love. I want to see the company grow in the right direction: firmly, strongly, maturely. A divine plateful of roti (Thai style pancakes) can be found at the modest but ambitiously named International Restaurant at the corner of Sakdidet Road and Soi Saman-Utid. Hearty but not too oily, the roti can be enjoyed as a sweet snack with a bit of sugar and condensed milk or spicy with beef or chicken curry. The restaurant also serves a savoury form of roti called mataba, a flat pancake fried to crispy perfection on the outside and stuffed with a potato and egg yellow curry mix. If its cheap and cheerful youre after in Cape Panwa, this is the place to go. As intrepid island explorers, were always on the lookout for good spots to enjoy a refreshment or three. On Ao Yon, the tiny jewel of a bay wedged between Chalong and Makham bays, there are a couple of places that offer brews with a view. Neighbouring openair restaurants Secret Cove and the Ship Inn both have a hut on a beach chilled-out ambiance thats becoming more elusive on Phuket. Theyre both excellent spots to idle away an afternoon gazing out to sea and pondering the progress of the pearls being farmed in the bay. Some fabulous yachts are often seen just offshore, too.

Its fitting that the Phuket Raceweek regatta has found a new home in Cape Panwa, since this area of Phuket has long been a favourite among sailors. Sailing is a sport that can be enjoyed by all ages, but in Ao Yon the love of sailing is fostered in the hearts of the young. We recently watched a childrens sailing course by Topper Sail in action and were impressed with the abilities that kids as young as eight displayed in steering their small Optimist yachts around the calm waters. Topper Sails Katy Gooch explained that gaining sailing skills can give kids valuable lessons in teamwork and decision making that can extend into all aspects of life. Topper Sail also runs the Phuket Youth Sailing Club, where local disadvantaged children are offered free sail training and the chance to join weekend races.

DUE DILIGENCE IN REAL ESTATE TRANSACTIONS IN THAILAND

Many types of foreign investment transactions typically contain a real estate component. Whether a manufacturer is seeking a location to build a factory, or a property investor wishes to purchase a luxury condominium, real estate is an important part of the deal. Regardless of the type of transaction, foreign investors are usually keen to have their deals completed in a quick and smooth manner. But despite the rapid pace that can characterize many transactions, due diligence on property and all matters related to that property is a step that should never be overlooked. While due diligence is usually a pre-requisite for real estate transactions across the world, in emerging markets like Thailand, such an exercise takes on an added importance. This article provides an overview of the various types of due diligence considerations that investors should consider when investing in Thailand. Title The first items on an investors agenda with regard to due diligence should be a physical inspection of the property through a qualified independent surveyor and a title search, which is a search and review of the legal documents relating to land at the government Land Office. Indeed, it is advisable that these steps occur prior to any deposit being made, but often these precautions do not take place in practice. There are a variety of different land titles in Thailand, with each having their own connotations. The title that most closely resembles freehold is Chanote, which is free to be owned and transferred. Other land titles include Nor Sor 3 Kor, Nor Sor 3, and Sor Kor 1. Nor Sor 3 Kor also indicates ownership and can be transferred. Sor Kor 1, however, indicates mere possession, and cannot be transferred. As a result, a careful inspection of the land documents should be made in order to ascertain the titles qualities and how it would affect the investment. Land Restrictions Investors should also ensure that the target property complies with relevant regulations. Such regulations include zoning issues, as well as construction and environmental issues. If, for example, a company is seeking land to establish a manufacturing facility, or a hotel is looking for a new resort location, the land must be properly zoned for such activity. Moreover, investors must carefully consider construction restrictions, such as limitations on building height and the number of rooms a structure is permitted to have, among others. Additionally, environmental issues must be examined. Enquiries should be made as to whether, for example, the property encroaches on protected land areas, such as a shoreline or national forest. Investors should also be wary of bold assurances as to what can and cannot be legally achieved within Thai law and regulation. Such assurances, if made verbally, in informal written format, or even in a contract, will not rescue an investors investment if the information or assurance is wrong under the law. It is far more preferable to check the veracity of such information through proper due diligence processes. Legal checks Various legal checks against the property and its owners should also be done as part of due diligence. This involves determining whether any litigation is pending or threatened against the land, as well as the lands owner. Litigation can involve lawsuits involving neighbors arguing over land boundaries to environmental claims brought by the government. Litigation can also involve lawsuits directly against the lands owner that seek to claim the land as damages. Additionally, a prudent investor should ensure that there are no claims for tax liability against the land or the owner. If the land and/or the land owner is subject to any kind of liability, the investor will generally assume the risk either because the property will pass with a defect, or the assets of the land owner may be attached with a legal judgment or form of enforcement, thus significantly impairing the investment.

Access A proper due diligence should also examine whether there is proper uninhibited access to property from public roads. Such issues take on special importance in rural areas. Without direct access to a public road, a person would have to traverse a neighboring land plot, causing subsequent legal, commercial, and practical problems. Therefore, a careful inspection of both the land and cadastral maps is important to determine whether proper access exists. Further checks are necessary if access is provided via a registered right, such as a servitude, in which case the reliability and security of the servitude should be reviewed. Condominiums Many of the issues pertaining to due diligence described above also apply to purchases of condominium units which are of course, built on land. Instead of a land title, units in a condominium development registered pursuant to the law have a special condominium unit title which are sold to buyers, but originates from a land title. A due diligence against a condo would include a search of all of these documents. Moreover, a search on the health of the condominium juristic person (CJP) is strongly recommended. This is generally accomplished by examining the CJPs corporate records and meeting minutes. Any statements issued by an officer of the CJP or connected persons, should be checked against the actual documents and minutes for veracity. Conclusion Investments involving real estate transactions always carry with them an inherent degree of risk in any jurisdiction. This risk can be amplified in emerging markets such as Thailand simply because investors may be encouraged to overlook due process and disciplined due diligence procedures, not necessarily because prospective investment is inherently more risky. With good due diligence, the risks can be greatly minimized. And despite the speed in which investors may want to get the deal done, taking the time for due diligence may save costly delays and financial burdens in the future. THE CAPE CRUSADER v. THE GREEN GOBBLER


(No, its not a misprint)
Admittedly, the role of environmental (Cape) Crusader is new to me and I must declare an interest in the same way a politician is supposed to declare an interest in a business he has some influence over; but this has stirred me into action. These abusers (gobblers) of all things green, the environment, need to be stopped now. The natural beauty of this island must be preserved; the commercial interests of the few should not be allowed to flourish in direct contempt of the many. The folly, apart from the appalling visual impact, of power cables overhead has been brought 'shockingly' to our attention with the recent spell of bad weather. I spent two days traveling between offices and properties trying unsuccessfully to dodge power cuts. I would leave the misery of one hot dark office, not knowing when power would be restored, only to arrive at the other to find it had just been plunged into the mire, and finally to go home to find it too in darkness. The problem, as we all know, is that once power goes off we have no idea when it will come back on again minutes or hours. Those of us who grew up in normally less hospitable northern climes have to dig deep into our collective memories to recall the last power cut we 'enjoyed', so rare was the occurrence. Yet the weather was much more severe. What of all the lost man hours, idle staff, dumb monitors, silenced printers, failed transactions? What of the senseless cost to the country as a whole? If it's intended that all power cables eventually be placed underground, wouldn't it make sense to begin when installing a new supply?

Its a title that should have caught your attention. So all the more disappointing that it might relate to something as uninteresting as the environment. But please read on. I'm not an environmental crusader; I dont even have a particularly strong social conscience. I'm your typical member of the general public, neither do-gooder nor ill-doer. I'm more usually a casual bystander leaving the care of the environment to others, to those who claim they have our best interest at heart, to those who state their wish to see the future development of Phuket is carried out with minimal effect on the natural beauty of this so-called island paradise. So where are they? I acknowledge it's difficult to rectify past mistakes, but that these same mistakes are allowed to continue in abundance directly contrary to the proud claims made by those so-called defenders of the environment is inexcusable. Of course it's difficult to solve a century of disregard, but we keep reading that areas of outstanding beauty will be preserved. We also read that it's the intention to eventually place all power cables underground; whether we choose to believe it is another matter. I think it will happen in the Sino-Portuguese Old Town area of Phuket Town. It was no doubt a condition of it being elevated to World Heritage Site status. I did once believe that in areas of outstanding beauty, where it was essential that the scenery is preserved, any new power supply would be placed underground. After all, why incur the cost of placing it overhead only to move it underground later? Why indeed! Take a drive to Cape Yamu, an area of outstanding natural beauty and the location of many new luxury villa developments. Until last month there was not a single electric pole or power cable along the beachfront, so why would they choose to erect three new ugly electricity poles along the beachfront now? After enquiring why this had been done, I was informed that it was necessary to provide the increase in supply for the future Yamu Hotel. Why then had the cables not been placed underground? Surely the cost of this would be borne either by the electricity company who would ultimately benefit from the increased usage by a new hotel, or the hotel operators who required the new electricity supply in the first place. Why have the interests of the general public, of the people of Baan Yamu, of the environment itself been ignored?

in Phuket
From now until October its the time of the monsoon rains. However, unlike the torrential, interminable downpour featured in the famous short story by Somerset Maugham, the title of which weve plagiarised above, the rainfall pattern here is intermittent but unpredictable. The secret therefore is to hang loose. If plan A is to go to the beach every day, its a good idea to have a plan B for those damp days. Here are some suggested plan Bs.
Phuket Museums
Museums by their nature tend to be fusty and odd and Phuket's two largest museums are no exception. Informative? Sure. Eccentric? Definitely. Let's take a stroll through time ... The Mining Museum. Housed in a large pink Sino-Portuguese style building with a courtyard and fronted by a park and lagoon, it's a rather incongruous sight in this remote, jungle-clad area of Kathu. From the space hall you enter a cave-like tunnel lined with pictures of prehistoric creatures until you come face-to-face with a hominid well, an ape-like, wild-eyed mannequin with matted black hair, crouched in a cave, stone-age tools in hand. Further along there's a more modern caveman clad in a rather fashionable-looking leopard-skin loincloth, holding a spear, looking none too pleased to see you. The next hall featuring the museum's best installation, an elaborate miniature diorama of an open-pit tin mine operation in action. Hundreds of tiny workers are seen working busily on the site, illustrated in great detail and whimsy. Phuket Thai Hua Museum: The oldest Chinese school in Phuket, Thai Hua School was built in 1911, and has now become the Thai Hua Museum serving as a community and exhibition centre for baba arts and culture. The museum is a two-storey building with the upper level balconied internally to look down on the ground floor. Many of the exhibits and artifacts relate to the art and culture of China. Some of the old schoolrooms still remain as they were in the past, with old school desks and photographs of former students. The Phuket Thai Hua Museum is on Krabi Road. Its open daily from 9am5pm. Thalang National Museum, built more than 20 years ago, also depicts scenes of times past with life-sized mannequins, the main one featuring the legendary Phuket Heroines, Lady Chan and Lady Mook, whose clever battle tactics saved the island from invading Burmese forces in 1785. Another scene shows King Rama I honouring the sisters for their bravery and bestowing them with the titles Thao Thepkrassatri and Thao Srisunthorn. A small but informative place, the museum highlights the geology, geography and people that have shaped the culture of Phuket and the Andaman region. The main entrance hall features exhibits of Thai history in general, including its ties to the ancient Khmer Kingdom, as well as the Indian influence on the Andaman regions culture and religion. Standing in the main hall is a 2.35-metre, 9th century statue of Vishnu, found in the forest of Kapong district of Phang Nga, a stunning example of Indias ancient link to the area. his outstanding event occurs each year as part of the Phuket yacht racing calendar. Combined with the other yacht racing events, they all are putting Phuket on the map as a location for sailing, and after racing parties. Phuket International Hospital has been providing emergency response services for these sailing regatta s for over 8 years, and during those years they have responded to many incidents, and luckily, only a few accidents. The most serious accident occurred a few years ago, when two yachts collided, crushing a crew member resulting in many fractures and a complicated extrication from the yacht to shore. Whilst not related to sailing or the events, deaths have also occurred, but much more common are those incidents related to the parties, and their effects on partygoers. Paracetamol and other hangover cures are liberally dispensed on shore by the nursing staff prior to the mornings races. It is not uncommon to have a lineup of weary and ill sailors, seeking attention as a result of overindulging in the copious

amounts of alcohol and festive activities of the previous evening. Sailing regattas in Phuket have a reputation for being fun, and it cannot be disputed that Cape Panwa Hotel Phuket Raceweek has some of the best. Alcohol and sailing do not mix though, and for those who are still intoxicated, sailing is not advised. Dehydration, and alcohol does dehydrate the body, is exacerbated when performing physical activity such as sailing in the barmy tropical weather conditions that Phuket offers. Sunburn is another common aliment treated by the nurses, and another ailment that with some preventative measures can be avoided. If you become sea sick, and need the Dramamine to work quickly, dont swallow the tablet, but chew it and leave it in your mouth and under your tongue, as this allows your body to absorb the drug faster than through the digestive system. In the inner ear sea sickness affects the sense of balance and equilibrium as well as the sense of spatial orientation. Dramamine effectively blocks the working of the inner ear, thus reducing motion sickness. Going below deck is not recommended, as sea sickness is improved if continually focusing on the horizon, thereby stabilizing the brain on a fixed location. If you must lie down, do it on your back, with your eyes closed, or better still, keep active, and try to keep your brain focused on other tasks. Fair winds and following seas.

Mrs. Thanomkwan and Mr. Sunan Seehaluk are locals of Uttaradit province by birth. They are awarded the state concession to operate the Teak forestry industry of Uttaradit province since 1967. They had envisioned the significance of Teak forestry, the maximization of Teakwood material usage, and creating maximum counts of job opportunities for the local people. Consequently, in 1979 they set out to establish the Thasao Sawmill Limited Partnership, at Thasao Subdistrict, and the Thasao Sawmill Co., Ltd. at Thasao Subdistrict, Uttradit province, to recover raw teakwood materials left over from the concession cuts and reprocess them to maximize the usage of the stocks. In the year 2003 they started their first series of comb cutting the teak stocks from their cultivated forests as a measure of freeing up the dense spots to promote better growth, and brought the comb cut stocks into use by introducing the appropriate and necessary technology into the production processes to obtain the highest quality products, best suitable for functional uses, with the best fair-pricing scheme, under the brand name of TS teak. They also planned new annual extensions of teak forest cultivations with a systematic and organized approach to bring about the highest efficiency thereof of the whole process, bringing in various technologies to support the plantations to achieve highest level of efficiency. Because after having reclaimed the comb cut teak stocks and put them in to the revival manufacturing processes, the products from which are now gaining acceptances of general customers. With the universal awareness of the Global Warming situation, we all must take part in the responsibility of not using the wood materials that have their origins from natural forests. We all must contribute to adding up oxygen supply to our planet earth.
