Why was YMI started
After providing these critical services, it felt the need
and demand for a broader offering that would provide
something relevant at every stage in the lifecycle of the
NRI, be it a student, H1B worker, green card holder or a
PIO (Person of Indian Origin). It re-christened its brand
to YourManInIndia in April 2004 and re-jigged its
business model to become a complete concierge service

YMI's executive will explain the legal issues and responsibilities to the clients
tenant.
A periodic property inspection shall be conducted by YMI to check the
condition of the property. Such inspection would include both the interiors
and exteriors of the property.
Monthly rent will be collected on or before the date fixed as per the agreement
and will be deposited in the bank.
Books of accounts will be maintained about the source and usage of funds.
This will be handed over to the client at the end of the financial year.
Tenants can get in touch with YMI for all major maintenance work.
Inventory checks will be made at the time of entry of the tenant into the
property.
All the details about the utility bill payments like Property Tax, Water,
Electricity, etc will be maintained in their database and a request note for the
payments will be sent to you well before the final payment date.

This service will have scheduled visits to your site on a periodic basis for
monitoring
It will update you on the status of the plot and warn you if we see or
anticipate any attempts to encroach
As soon as we notice any unauthorized entry into your site we will inform you
and with your approval, will take immediate steps towards protecting the

YMI visits the property on a periodic basis and check for the
Status of the Property and Encroachments or any unauthorized
entry.

YMI's service fee varies based on the frequency of the inspection
/ visit & and the distance from their branch office.

The client shall have the option to use YMI's legal services or any
other legal support separately available to him / her to tackle the
problem.

Khata Certificate

Khata is one of the most important documents for any property
tax assessment. A Khata certificate will contain the details about
the property such as its size, location, built up area and so on.
This certificate is issued to the legal owner of the property.

YMI will check with the concerned Government department on
the supporting documents requirements like copy of the sale
deed, copy of encumbrance certificate, etc. Requirements will be
communicated to you along with the tentative expenses that
would be incurred to obtain the Khata certificate.

Encumbrance Certificate
Encumbrance certificate (EC) records transfer of ownership of a
property in succession up to the current owner. It shows the date,
names of the parties involved and amount of consideration,
extent and schedule of the property.

YMI can shortlist & select a vendor on clients behalf in order to
undertake the required repair & renovation works. The team
would make a visit to assess the efforts and shall provide with a
separate estimate for the work based on thorough evaluation.

As some of these zones have daylight saving programs, they will shift according to
