What is a green building?
A green building is a structure that is
designed, built, renovated, operated,
or reused in an ecological and
resource-efficient manner which
makes it a sustainable building while
reducing the overall impact to the
environment.

Main drawbacks of green
buildings
Higher ownership costs
Additional costs: although usually
balanced by the energy savings, it is
still extra money coming out of the
pocket
As a result,the typical reaction is
wariness!

Let us bust some common myths
regarding green buildings!!!
Myths and Realities
Myth 1: Green buildings are
costlier
REALITY
Paradigm 1 - The incremental
cost is always relative and
depends on the extent of eco-
friendly features already
considered during design.
Operating cost works out to
80-85 % while incremental
cost, which is a onetime cost,
is only 8-10 %.
Paradigm 2 The incremental cost in
relation to the life cycle cost.
Green buildings last for 50, 60 and
even for 100 years.
o The initial cost of a green building
might be high but typical payback
period is of 5-7 years.
Myth 2: Green buildings have to be air-conditioned
REALITY
Green building concepts can be applied for non-air
conditioning buildings. It has been applied on three
such buildings in India viz., IGP office, Gulbarga, the
Royal Engineering College, Hyderabad
Myth 3: Green buildings take
more time
REALITY
The CII-Godrej GBC building
designing took about 1.5
years while the construction
was completed in about 9
months.
Why are green buildings
smarter?
Site design: Works with natural
features, protects trees, streams, soils
and parks, has effective drainage and
energy saving shade
Indoor air quality: Excludes
pollutant sources by using non-polluting
materials in construction and lets in fresh
air by keeping vents away from exhausts
Energy efficiency: Reduces
buildings energy requirements and
generating energy onsite.
What else can be done?
Materials: Reduce the amount
used and to reuse existing buildings or
deconstruction debris. Select materials
that dont require on-site finishing and
avoid toxic products
Waste: Reducing, reuse and recycle
construction waste. Set up food waste
composting areas near gardens
Water: Use rainwater to irrigate or
flush toilets. Put up trees to intercept
runoff. Install a green roof which would
soak up rainfall, save energy and last
longer than the traditional one.

Government initiatives
The Ahmedabad Municipal Corporation is
going green, not with envy but with eco-
friendly buildings!
AMC is planning to build four green
buildings and converting the new dental
college near Anupam Cinema, LG Medical
College in Maninagar, corporation building
at Danapith and the new west zone
corporation office in Bodakdev into green
buildings.
ABN AMRO Bank building
The ABN Amro Bank branch in Ahmedabad has
become the 1st LEED commercial interiors
project outside the U.S. to achieve LEED
Platinum certification and only the 8th in the
world.
