INTRODUCTION
Although the Zambian Construction Industry has in the recent years
recorded a steady growth characterized by vast number of
construction project which are dominated by road construction,
challenges of schedule delays still pose a threat to development.
Labor saving tool have since being implemented including computer
aided designs all in attempts to reduce schedule delays.
The ever increasing pressure on project teams to deliver projects as
quickly as possible within time and cost limit of clients has forced
them to focus on methodologies that would assure them achievability
and constructability (Lennert, 2012).
Building Information Model is one of the most promising concepts
developed in the construction sector as it enhances level of
coordination allowing contractors to perform with less on site
adjustments, nonetheless it seen an the best way to reduce both cost
and time by simply applying constructability practice (Lennert, 2012).
Definition if BIM
It is a value creating collaboration of the entire project life
cycle of an asset that is underpinned by creation, collation and
exchange of shared 3D models with structured data attached
to them. Therefore, it is method of collecting, arranging,
distributing and displaying project data (Debevoice & Plimpton,
2015).
PROBLEM FORMULATION AND JUSTIFICATION
Zambia has reported to having an increased number of
scheule delays. According to Kaliba (2009), there has been
little that has been undertaken in Zambia to address thee
issue of delays. Project status updated by the RDA dated
February, 6, 2015 shows some serious problems of delays in
most road projects

Problem Statement
Contractor in Zambia are struggling to deliver projects as per
proposed schedule. Some challenges leading to these schedule
delays have been identified to include; delayed payments,
inclement weather, contract modifications, economic hardships,
material procurement, changes in design drawings, staffing
problems, equipment unavailability, poor supervision, construction
mistakes, poor coordination on site and changes in specification.
for the purpose of this research, variables such as delayed
payments and inclement weather will be assumed constant as they
cannot be controlled by the contractor. The research will therefore
focus on constructability issues which are within the obligation of
the contractors and will show how when principles of BIM are
subjected to those challenging factors, project delays will be
minimized.

Aim
The aim of this research is to optimize schedule management within various
phases of construction process by applying tools and principles outlined in BIM
Objectives
To discuss the literature of BIM
To show how constraints of constructability can be overcome by using BIM on
different projects
To compare results of projects subjected to BIM principles and those without
and show by how much margin the project duration could be improved
To show how BIM can reduce the problem of schedule delays by applying BIM
tools such as Tekla BimSight
To recommend BIM as an innovative approach to reduce schedule delays
Hypothesis
Applying principles of BIM of construction projects might be a strategy to
reduce schedule delays in the Zambian Road Sector
Methodology

investigate & analyze the results.
