Introduction
Leadership in Energy and Environmental Design (LEED) is one of the
most popular green building certification programs used worldwide.
Developed by the non-profit U.S. Green Building Council (USGBC) it includes a set of
rating systems for the design, construction, operation, and maintenance of green buildings,
homes, and neighborhoods.
That aims to help building owners and operators be environmentally responsible and use
resources efficiently.
Rating systems
LEED has evolved since 1998 to more accurately represent and incorporate emerging green
building technologies. The pilot version, LEED New Construction (NC) v1.0, led to LEED
NCv2.0, LEED NCv2.2 in 2005, and LEED 2009 (previously named LEED v3) in 2009. LEED
v4 was introduced in November, 2013. Until October 31, 2016, new projects may choose between
LEED 2009 and LEED v4. New projects registering after October 31, 2016 must use LEED v4.
LEED 2009 encompasses ten rating systems for the design, construction and operation of
buildings, homes and neighborhoods.
Five overarching categories correspond to the specialties available under the LEED professional

Categories of LEED
LEED for New Construction & Major Renovations addresses design and construction
activities for both new buildings and major renovations of existing buildings, which includes
major HVAC improvements, significant envelope modifications, and major interior rehabilitation.
LEED for Existing Buildings helps maximize the efficiency of your operations while
minimizing the impact on the environment by:
exterior building site maintenance programs
sustainable purchasing policies
water and energy use
waste stream management
environmentally preferred products and
ongoing indoor environmental quality.
practices for cleaning and alterations
LEED for Commercial Interiors is the recognized system for certifying highperformance green tenant spaces that are healthy, productive places to work;
are less costly to operate and maintain.
LEED for Core & Shell can be used for projects where the developer controls the design and
construction of the entire core and shell base building (e.g., mechanical, electrical, plumbing, and
fire protection systems) but has no control over the design and construction of the tenant fit-out.
LEED for Homes promotes the design and construction of high-performance homes energy
efficient, resource efficient, and healthy for occupants.
LEED for neighborhood contributes towards Thoughtful neighborhood planning can limit the
need for automobiles and their greenhouse gas emissions. Mixed-use development and pedestrianfriendly streets encourage walking, bicycling and public transportation
