Allotment Policies
A. Land Allotment Procedure
Government land is transferred to Tourism Department

After land survey possession is taken by the Department

Upset price is determined by committee

Upset price is 50% of the collector guideline of the alike land

Land is placed for bidding for establishing tourism projects

Successful bidder is selected on the highest quoted rate

Land is alloted for 90 years on lease basis

Lease deed is to be registered by the leasee

Leasee to start work & setup the unit in prescribed period

Lessee has the right to mortgage the land to avail the bank loan*

*If bank sells the property to other entity to recover the loan the purchaser may be allowed to
continue lease for remaining period provided land use is not altered.
Allotment of Heritage Properties for Heritage Hotels

State has a policy to allot un-notified/de- notified heritage properties on


ninety years lease for establishing heritage hotels without changing the
original architecture of the property
The upset price is Rs. 01 Lakh for the property and the Ancillary land
attached with the property.
The bidding, allotment and lease procedure is same as of land allotment
process

New Policy Initiatives


A.Way Side Amenities Golden Opportunities for Investors

Way Side Amenities (WSA) Policy -2016


Establishing WSA on NH/SH on every 40 to 50 Km to provide quality rest,
food & amenities to tourists travelling by road
Brown Field Model : Basic infrastructure such as kitchen, store,
restaurant, toilets, wash area, reception & corridor are constructed on
Govt land.
Facility to be given on lease for 30 years to private operators through
transparent biding. Upset price Rs 10 Lakh. Lease rent 01 % p.a.
Green Field Model: Govt Land to private operator for creating WSA.
Upset price Rs 5 Lakh. Lease rent 01 % p.a. Lease period 30 Years.
Franchisee Model: Facility on own land by operator. Franchisee fees Rs 01
Lakh. Annual renewable fees Rs 25,000.
Branding, Publicity and Quality control by MPT.
B. Forest Tourism - Golden Opportunities for Investors
