RETAIL

DESIGN

Introduction
Retail design is primarily a specialized
practice of architecture and interior
design, however it also incorporates
elements of industrial design, graphic
design, ergonomics, and advertising.

Different segment of retail design are;


SHOPFRONT
 It is integral to whole design and as such
should be dynamic and unique in its
approach to finishes selection and detailing.
 The first 2 meter in from lease line is known
as “shopfront feature zone”.
 Ceiling in this zone must be at max. height.
 in order to maximize visual presentation to
the central mall area. Full height elements
needs to be utilized in the design of shop
front.
SHOPFRONT
 Shopfront opening and continuous bulkheads
can’t exceed 65% of shopfront width.
 All the design elements and finishes must have
gap of 20mm when meets with Mall
bulkheads.
 Where glazing is installed to the shopfront.
The sheet size must be maximized.
 All the glazing channels must be fully recessed
and concealed, vertically and horizontally into
shopfront structure.
SHOPFRONT
 Signage and bulkheads must be
supported independently to the
lessor’s ceilings, Importantly it must
be confirmed the location of support
structure prior to commencing shop
drawing.
 Point of sales counter and any display
fixture must be set back by a minimum
of 1 meter from lease line.
SHOPFRONT
CLOSURE
 Shopfront closure is integral to the design of
tenancy. The use of frameless glazed swing door,
or timber or aluminium frame/frameless bi-fold
door, or large format sliding/swing doors are
recommended.
 Concertina, stack, bi-fold or sliding doors must be
concealed in housing that is integrated within the
shopfront design.
 All track guides, lock and hinges must be
recessed and concealed into the shopfront
design.
MATERIALS
 Materials specified throughout retail must be of a
commercial quality and relate the design concept of
retail and shopfront as well.
 Materials specified can include but are not limited_
the use of natural or engineered stone, solid and
recycled timber, large format vitrified tiles and
decorative metal work.
 If tenancy sits externally weather conditions must be
kept in account.
 Applied painted floor finishes and sheet vinyl are not
recommended.
CEILINGS
 The design of ceilings must relate to the design
concept and include articulation and feature
elements.
 The ceiling must be at maximum height at
shopfront feature zone i.e 2m at entrance.
 Ensure the ceilings or any over head element is
supported securely from base building
structure.
 Ceilings contain almost all lightening elements.
LIGHTING

 It is important the lighting provides high


quality illumination and enhance both the
merchandise and the visual appeal of the
store.
 A combination of architectural fittings and
alternate light source must be utilized.
 Ensure the lighting is designed to minimized
energy usage and complies with the
requirement of surroundings.
FLOOR
 The floor specified inside store must be in concept with
whole design.
 The junctions between all floor finishes must flush and
include a recessed metal angle between the finishes.
 If a ramp is required for store then this must comply with
the requirements of regulatory authority.
 Building’s expansion joints must be incorporated with floor
finishing.
 Ensure that the floor finishing materials are slip resistant.
WALLS

 The wall finishes through the tenancy must


be unique and innovatively designed.
 Utilize elements such as 3D elements and
graphics while avoiding large areas
untreated painted plaster board.
 All internal walls inside tenancy must be
full height. Extending from the floor to the
under side of ceilings.
WALLS
 Construction of internal partitions should
be undertaken using metal or timber studs,
and must be lined.
 Building expansion joints must be
integrated into wall finishes.
 Exposed conduits or power poles are not
recommended.
 Doors must be around 7’ frameless and
self closing.
FIXTURES

 Fixtures must be designed to complement the


concept of store. As such walls, wall mounted
display system and loose joinery items need to
support and be consistent with overall store design.
 Where glass cabinet or displays are proposed, allow
for recessing of all glazing channels into the joinery
elements.
 Point of sales counter or free standing fixture needs
to be by 1m from lease line.
AUDIO VISUAL,
TECHNOLOGY AND
MUSIC

 Screens and LCDs must be fully recessed into


joinery or walls of tenancy. Using concealed
cabling and fixing.
 Speakers must be ceiling recessed, or recessed
into horizontal track lighting systems and are
not recommended within 3m from entrance.
 There locations must be mention in store
drawings also..
RETAIL
SECURITY
 All security devices and alarms and
their placement should be carefully as
they must be concealed within the
shopfront.
 Free standing security bar, posts,
cameras and sirens must also be
incorporated into shopfront design,
and located within leased premises.
