The CII Sohrabji Godrej Green Business Centre in Hyderabad, India is the first building in India to achieve LEED Platinum certification. It incorporates numerous green features such as a solar photovoltaic system, rainwater harvesting, natural ventilation, and recycled materials. These sustainable designs allow the building to reduce its energy consumption by 50% and water usage by 35% compared to a conventional building.

CII is internationally renowned building designed using the principles of Green Buildings and is India’s premier developmental institution, offering advisory services to the industry on environmental aspects and working in the areas of Green Buildings, Energy Efficiency, Water Management, Environment Management, Renewable Energy, Green Business Incubation and Climate Change activities. “… Grover has dispelled any notion that aesthetics must be sacrificed in the effort to make buildings “green.” The centre, through various exhibits and working models, demonstrates how various green products and environment friendly technologies can be implemented in industry and building applications. Hyderabad, the city of architecture & pearls, now boasts of one of the greenest buildings in the world. CII - Sohrabji Godrej Green Business Centre (CII Godrej GBC), cozily nestled close to Shilparamam, is the first LEED Platinum rated green building in India. The building is a perfect blend of India’s rich architectural splendor and technological innovations, incorporating traditional concepts into modern and contemporary architecture. Extensive energy simulation exercises were undertaken to orient the building in such a way that minimizes the heat ingress while allowing natural daylight to penetrate abundantly. The building incorporates several world-class energy and environmentfriendly features, including solar PV systems, indoor air quality monitoring, a high efficiency HVAC system, a passive cooling system using wind towers, high performance glass, aesthetic roof gardens, rain water harvesting, root zone treatment system, etc. The extensive landscape is also home to varieties of trees, most of which are native and adaptive to local climatic conditions. The green building boasts a 50% saving in overall energy consumption, 35 % reduction in potable water consumption and usage of 80% of recycled / recyclable material. Most importantly, the building has enabled the widespread green building movement in India. “Reduce, Reuse and Recycle” is the agenda of Green building Technology. Below mentioned are some of the CII FACTS compared to normal buildings that make the green features of CII stand out.
35% reduction in potable water use.
50% savings in overall energy consumption. 88% reduction in lighting consumption. 80% of materials used are either recycled or recyclable. 20% of the building’s energy requirement is provided by photovoltaic’s. 15-20% less load on AC crediting to aerated concrete blocks used in facades. It’s a Zero water discharge building. 90% of building daylight. 75% of occupants have outside view. SURROUNDINGS: The building was designed to have minimum disturbance to the surrounding ecological environment. This has preserved the majority of the existing flora and fauna and natural micro – biological organism around the building. Extensive erosion and sedimentation control measures to prevent topsoil erosion have all been taken at the site during construction. 30% of users exercise alternative modes of transportation: carpools, bicycles, and cars that run on liquefied petroleum gas, a low- polluting alternative to conventional gasoline and diesel . Green Features incorporated in CII Building Project Bio-climatic Architecture Minimize damage during construction (cost efficiency) Occupancy to the natural elements of water flow, air quality, vegetation, and topography. The built form responds to the rocky site. The footprint is kept small, and the arrangement of spaces and the varying levels of the plinth were designed to respect the distinctive boulders. Fenestration maximized on the north orientation South side sun glare cut down using Argon glass Rain water harvesting Large vegetative open spaces Swales for storm water collection Shaded car park Facility for charging electric automobiles and electric pool car facility for building occupants Site location close to bus and rail lines Open space in the site exceed the local requirements by more than 25% All paved parking & pathways constructed with pervious materials LEED - CERTIFICATION The CII-Sohrabji Godrej Green Business Centre (also known as CII or CIIGBC) earned a LEED rating of 56 credits and became certified LEED Platinum for New Construction (NC) v 2.0 in 2003. This building became India’s first Platinum rated green building in the year 2004. This remarkable achievement in turn triggered the green building movement in the country. As a result of concerted efforts, today (as on March 2015) over 3,000 green building projects, amounting to over 2.67 Billion Sq.ft, are going the IGBC way- making India the second country in the world with largest green building footprint. These projects are spread across the five climatic zones of the country. Roof is covered by solar photo voltaic with a 24 KW capacity. The 100 to 120 units of power generated per day is fed into the grid meeting 20% of the total energy cost of the building. GREEN ROOF : “The green roofs on the curvey building are divided into parcels that are separated by parapets. On top of a concrete roof, the green roof system begins its build-up with three layers of waterproofing. The green roof system comprises 2” of sandy soil topped with the same pervious paver blocks used at grade, and overlain with a uniform grass sod. In their appearance and composition, the green roofs are identical to the grassy pedestrian and parking areas at grade. WATER SYSTEM “All wastewater and runoff generated by the building is recycled by “root zone treatment” where specially selected plants purify and filter the water that irrigates them. Water leaving the root zone treatment is directed to one of three ponds, thereafter to be used for domestic purposes. The building achieves a 35 percent reduction of municipally supplied potable water, in part through the use of low-flush toilets and waterless urinals. As part of the zero discharge design, recycled water from the building is used for irrigation and any runoff is directed to percolate at grade. During the dry season, the green roofs are irrigated daily,”
