MAINTENANCE MANAGEMENT
Keeping production equipment adjusted, repaired and in good operating condition.

Equipment malfunction has a direct impact on:

Production Capacity Production Costs Product and service quality Employee or customer safety Customer satisfaction

Aspects of Maintenance Activities

Unplanned Maintenance
Repairs

Planned Maintenance
Preventive Maintenance

Maintenance Policies

Reduces Frequency of Malfunctions

Reduces Severity of Malfunction

Emphasize preventive maintenance Provide extra machines, reduce utilization to reduce wear rate

Replace parts early to reduce number of breakdowns

Train operators and involve them in machine care Overdesign machines for durability, precision, and redundancy so that likelihood of breakdown is reduced

Maintenance Policies

Reduces Frequency of Malfunctions

Reduces Severity of Malfunction

Design machines for maintainability, emphasizing modular designs, quickchange parts, and accessibility so that repairs can be made faster Enhance maintenance departments capability: crew sizes, capacity of repair facilities, cross-training for personnel, flexibility, etc Increase supply of spare parts so that repairs can be made faster Increase supply of standby or backup machines, devise alternative product routings, or arrange parallel production lines so that lost production is avoided in case of breakdowns Increase in-process inventories

PREVENTIVE MAINTENANCE (PM) PROGRAMS

The decisions to have regularly scheduled inspections, machine adjustment, lubrications etc.

IMPORTANCE OF PM
Reduce the frequency and severity of interruptions to production caused by machine malfunction Extend the useful life of production machinery. Reduce the total cost of maintenance by substituting PM cost for repair cost. Provide safe working environment for workers.

PM and operations strategies- PM is essential to the success of a product-focused positioning strategy, i.e. standardized product designs are produced along production lines where there are little inventories between adjacent operations. Automation and the prominence of PM- Here system of automated machines operate continuously without the need for production workers. Scheduling PM activities- Production is scheduled on two eighthour shift per day along with one four-hour minishift for PM activities. At other factories that produce on three shifts per day, the capacity of each machine used for production planning purposes is reduced to allow time for each machine to undergo its regular PM. Modern Approaches to PM- This deals with JUST IN TIME. Machine breakdown simply cannot be tolerated in JIT system.

MACHINE RELIABILITY

IT IMPLIES FOR IMPROVISING THE

DEPENDENCE AND

QUALITY OF THE MACHINE TO GAIN BETTER OUTPUT INCREASED RELIABILITY CAN REDUCE INSTANCES OF

BREAKDOWN AND COST OF PRODUCTION

APPROACHES TO IMPROVE MACHINE RELIABILITY OVER DESIGN DESIGN SIMPLIFICATION REDUNDANT COMPONENT

Trends in Maintenance

Provide Special training programs in maintenance. Subcontracting service companies have developed to supply specialized maintenance service. Other technologies are being developed to reduce maintenance cost. Involving of production workers in maintenance management.

Maintenance issues in service organization

Lack of interest by worker. Insufficient fund made available to Management. Poor Work of the organization.
