Clients approach to selecting an architect

They can choose an architect based purely on price.


They can choose to supply their architectural needs by adding an architect to their own staff or by contracting with someone who is not an architect but has the knowledge they need.

They can choose a professional, architect or not, who understands how the services they need will effect the companys overall performance and profitability.

Scope of work:
Architect is required to provide services in respect of the following:-

1. Architecture: Preparing a design brief Site analysis, evaluation and impact of existing/ proposed developments Design and site development Structural design Sanitary, plumbing, drainage, water supply and sewerage design Electrical, electronic, communication systems and design HVAC and other mechanical systems Elevators, escalators etc. Fire detection, fire protection and security systems Periodic inspection and evaluation of construction works

2. Allied fields: Landscape architecture Interior architecture Architectural conservation Retrofitting of buildings Graphic design and signage

Role of the architect I. Architect and Client enter into a contract, which defines the services to be performed and the responsibilities of the architect and the client. This contract is a written contract.

II. for providing professional services a retainer fee is given.


III. The architect reviews the building site and confers with the client to determine the goals of the project. IV. Architect presents the preliminary planning and design for the project. V. The preliminary drawings are revised and presented again to the client for his or her approval. VI. The architect consults and presents the preliminary drawings to the various governing agencies for their review and comments. VII. Revisions and alterations are executed and again reviewed by the client VIII. The architect estimate the initial construction costs and seek approval by the client

Types of clients PRIMARY CLIENTS- are those in whom the decision making and financial authority are vested SECONDARY CLIENTS- Are those in whose interests the primary clients acts typically the primary clients customers, clients, employees, and other end users whose happiness and consequent trade or productivity are most likely to be among the primary client's major decision making influences They also include husbands and wives, close advisors and paid consultants, or the primary clients closest friend. TERTIARY CLIENTS-They are responsible for zoning, permitting accessibility, building inspection, and design review, among other things. The primary client's decision making can be tremendously influences by the interpretations of these regulators, who more often than not are concerned only with fulfilment of their legal responsibilities.

COUNTER CLIENTS- Are those whose influences arise from no direct connection to the project and run counter (or are obvious) to the objectives of the projects direct stake holders eg Environmental Organizations

An Architect must learn how his client thinks. UNDERSTANDING THE CLIENT

The learning about the client doesnt stop at the market level. A firm studies a group of similarly inclined clients to better understand the values of the individual clients in that group, who is the main owner. Knowing as much as can be known about the values important to individual clients and making the effort to set expectations for the work to be done together are essential.

RESPONSIBILITY OF ARCHITECT
The coa has prescribed the Architects responsibilities and are applicable to all registered Architects and such Architects who have specialized in areas such as Structural Design, Urban Design, City Planning, Landscape Architecture, Interior Architecture and Architectural Conservation.

Architects responsibilities during construction?

Clients responsibilities during construction?

Provide a site plan Furnish or pay for reports on the soil condition and test as required by the architect. 5. Pay all the fees, levies and expenses in respect of statutory bodies 6. Honour the architects bills within one month of submission

How is an agreement between an architect and client terminated??


If the Client or architect gives a written notice of not less than 30 days, in case one of them fails to perform his responsibilities. In case of client has given the termination letter, he has the right to appoint another Architect to complete his work, after paying the previous architect

How are disputes between the client & the architect resolved?
All disputes which may arise between the Client and the Architect shall be referred to the Council of Architecture for arbitration. The Arbitrator shall be appointed by the President, Council of Architecture and the decision and award of the Arbitrator shall be final and binding on the Architect and Client.

WHAT IS INDEMNIFICATION?
In the event that a claim or suit is brought against the Architect by a third party for damages arising from personal injury or property damage caused wholly by the Client or anyone for whose acts the Client may be responsible, then the Client shall indemnify the Architect and fully reimburse any loss or expenses, including Attorneys fee which the Architect may incur.
