 Dear Readers,
Together with the adjustment of our lives to the new way of living,
FOREWORD
it was natural that the real estate market will follow closely the new
trend. Thus, the attention enjoyed especially by the properties
from the big urban centers, began to be drawn to other types of
properties, as well, such as those from the sub-urban areas, those
further away from cities, those from the mountain, seaside resorts,
or delta areas, including herein even some in very secluded areas.
The holiday homes gained a new status, closer to the one of the
urban ones. The former holiday places became step by step qua-
si-permanent residencies.
In the same time, some long-term living functions , particular to
the main residences are being transfered also, to the until-recent-
ly-vacation destinations. For example, the spaces dedicated to
children for play and study, the spaces dedicated to remote work,
or even the spaces dedicated the the ordinary storage spaces are
becoming new criteria that get the attention of the new potential
buyers. Besides the intrinsec characteristics of such a property, the
facilities provided by an area are gaining importance, as well - the
presence of some shopping centers, restaurants or sports facilities.
Alike, some buyers are interested to implement business concepts
either within urban properties, or extra-urban ones, but all of them
adapted to the new way of living and working.
Should we refer only to the urban areas, the trend imposed by
the new market conditions is to search for larger spaces that will
allow the daily activities to be completed in a more proper space.

ca și piața imobiliară să urmeze îndeaproape această tendință.
Astfel, atenția de care se bucurau în special proprietățile din
marile centre urbane, începe să se regăsească și la alte tipuri de
proprietăți, precum cele din apropierea orașelor, cele din zone mai
îndepărtate de acestea, cele din zonele montane, de litoral sau
deltă, incluzând aici și zone mai izolate sau mai greu accesibile.
Casele de vacanță capătă un nou statut, mai apropiat de cel al
proprietăților urbane. Destinații de vacanță din trecut devin treptat
reședințe cvasi-permanente.
Totodată, anumite funcțiuni de locuit pe termen mai lung, proprii
reședințelor principale se transferă și proprietăților până de curând
potrivite ca destinații de vacanță. De exemplu, spațiile dedicate
copiilor atât pentru recreere, cât și pentru studiu, spațiile dedicate
muncii de acasă, inclusiv banalele spații de depozitare devin noi
criterii ce captează atenția potențialilor cumpărători. Pe lângă

Without a doubt, Predeal is one of the most attractive moun-
tain resort from Romania, its history being usually compared
with the one of Sinaia.
Frontier locality by 1918, and major railway route at the end
of the XIXth century, Predeal was about to become in the
interwar period, an important touristic hub, attracting along
with Sinaia, the new social strata - sportsmen, lawyers,
doctors, professional military. During this modernisation
period, many of the villas were erected in the famous
neighbourhood Cioplea that was becoming even from the

Salbek noble Castle
Neoclassic Style
The construction works were finished in 1811, when Von
Matei Salbek added a new level. At this point, the castle’s
new appearance was quite different from its initial for-
tress-like look. The castle is built in Neoclassic style, and
its most important elements are the facade and back porch,
both featuring Doric hone columns. On the Northen facade
columns, the bas-relief cherubims are still noticeable. The
castle is rectangular-shaped, and features one level and the
ground floor. The castle has two entrances, on the north and
southern sides. The rooms are positioned one after another,
and each one has its own access door. Access to the first
floor is ensured by a semicircular staircase. Upon analysis
of the position of the rooms on the first floor, historians
presumed they were used by the Count and his family. The
structure is made of burnt bricks, and features diamond-pat-
terned hardwood, and cement floors.
The 16,7 ha park surrounding the castle has many trees,
some of which are secular oaks.

Lucrările vor fi finalizate după 1811, când castelul va fi su-
praetajat de către Von Matei Salbek. Noul aspect al cas-
telului este diferit faţă de cel vechi care era sub formă de
cetate. Este construit în stil neoclasic şi iese în relief prin
faţada şi terasa din spate, ambele străjuite de coloane în
stil doric construite din gresie. Pe coloanele de pe faţada
nordică se văd şi astăzi heruvimii sculptaţi direct pe ele. Ca
plan, castelul are formă dreptunghiulară având parter şi un
etaj. Are două intrări maiestuoase situate una spre nord şi
alta spre sud. Încăperile sunt aşezate una lângă alta având
câte o uşă de comunicare între ele. La etaj se ajunge urcând
o scară semicirculară. Aşa cum sunt dispuse camerele la
etaj, se crede că acestea erau folosite ca apartamente de
locuit de către stăpânii castelului. Construcţia este din cără-
midă arsă, cu planşee drepte având pardoseli din parchet în
formă romboidală, duşumele de scândură şi ciment.
Parcul din jurul castelului, în suprafață de 16,7 ha, are nu-
meroşi arbori printre care şi câţiva stejari seculari.

Palatul Monopolului Hârtiei, arh. Paul Smărăndescu

The Paper Industry Palace, arch.
Paul Smărăndescu
Part of the vibrant district of the city since its building in
1923-1924, the palace holds the signature of the Architect
Paul Smărăndescu, one of the most prolific architects of the
XXth century in Romania. In about the same period with
erecting the building at 7 Matei Millo Street, Paul Smărăn-
descu has planned other architectural monuments such as
Palatul Societății Astra Română (Rosetti Square), Palatul
Dacia România (Magheru Boulevard) or Palatul Societății
Creditul Rural (Brătianu Boulevard/Doamnei Street). The
intense activity of the area has lead to the development
of this property as a real business center of those times.
Currently, the former Palace of Letea Factory has a versatile
character so that the 2,700 sqm could be converted into 2.705 517 1923-1924
residential spaces for the urban lifestyle aficionados, into
offices for those that would like to remain connected to the

monumente de arhitectură precum Palatul Societății Astra

Magheru) sau Palatul Societății Creditul Rural (Bulevardul
Brătianu/Strada Doamnei).
Activitatea intensă a zonei a făcut ca această proprietate
să devină un adevărat centru de afaceri al acelor vremuri.
În prezent, fostul Palat al Fabricii Letea are un caracter ver-
satil astfel încât cei aproximativ 2,700 mp se pot transforma
în spațiu de locuit pentru iubitorii traiului urban, în clădire de
birouri pentru cei care doresc să rămână conectați la viața
orașului, sau pot adăposti un concept hotelier.

Există deja un proiect de conversie într-o clădire de aparta-

The House of the Merchant
Dimitrie Petrescu
This historic monument, built at the end of the 19th century,
bears with nobility the signs of an era when Bucharest flour-
ished and started its urban modernization, being dubbed
“Little Paris”. One of the neoclassical architectural jewels of
the old Grivița neighborhood, The Dimitrie Petrescu House
can be found a little further from the 1900’s Bucharest’s
economical and cultural center. A miniature palace, with
over 2000 bulit sqm, the edifice was inaugurated in 1895 as
a colonial store, ‘’La Vapor’’. At that time, Dimitrie Petrescu
(1853-1929) was the owner, a wealthy merchant, with the
apprenticeship made at Casa Capșa. Petrescu’s House
competed both the architectural and comercial experience
from the famous building ‘’Casa Capșa’’, situated in Calea
Victoriei.

de la celebra casă de pe Calea Victoriei și recrea atât arhi-

Located in the heart of Bucharest, close to Romană Square,

this elegant Art Deco house is the creation of the renowned
architect Jean Burcuș, who signed numerous architectural
works made especially in the interwar period. Jean Burcuș
is the son of the famous architect Ștefan Burcuș, whose
name is related to the former Palace of the Bucharest Stock
Exchange, but also to the first block of flats in Bucharest.
Built in 1932, the property still bears the imprint of the ele-
gant Art Deco style, with a vertically oriented urban design,
with clean lines, and a corner marked by windows. Vila Art Deco, arhitect Jean Burcuș

reputatului arhitect Jean Burcuș, care a semnat numeroase

The Costa-Foru House, “L’Hotel
Particulier” in Dealul Mitropoliei
The boyar house, now a historical monument, located in a
charming zone of Bucharest, was built in 1894, according to
J.E. D’Alfonce de Saint Omer’s project, a famous French ar-
chitect, at the request of the Costa-Foru family, family which,
for several generations, gave prominent personalities to the
Romanian society, in the 19th century and at the beginning
of the 20th century. The noble style of the house fits perfect-
ly in the late XX century French genre of “particulier hotel”,
defined by the theme of the colossal piano noble windows
of the living room, accentuated by the decorative wrought
iron elements. The inside of the house dates back in the
1900’s, with changes in the late 1930’s. The dominant style
is eclectic French on the upper floors, and the restructuring
of the lower floors shows Moorish-Florentine influences.

sale de la piano nobile al salonului, accentuate de lucrătura
decorativă în fier forjat.
Interiorul casei datează din epoca anilor 1900, cu modificări
la sfârșitul anilor 1930. Stilul dominant este eclectic francez
la etajele superioare, iar restructurarea etajelor inferioare
arată influențe maur-florentine.

The House with Venetian Windows
This historic house was built before The First World War,
in Neo-Romanian style, on Leon Vodă Street. The Neo-Ro-
manian style house stands out through its rich ornamented
façade. The decorative elements of its windows, with
pointed accolade arches and sculpted faces, resemble the
Venice palazzos, with their oriental-inspired ornamentation.
From the Western world, these decorative forms influenced
the Brancovenian style at the end of 17th century, to be
integrated two centuries later in the Neo-Romanian register.
The decorative frieze with vegetal motifs belongs to the
same style and was positioned in the original construction
under the roof.

was built between 1870 and 1880 and was at that time one
of the most stylish buildings in “Little Paris.” This building
was initiated by a certain Sophie Steinfeld, member of the

The historic streets in the downtown were also targeted in
the modernization process of Bucharest in the interwar pe-
riod, areas that, at that time, were opening up to the new
economic and commercial domains. The urban block-villas
would meet the required functionality needs- the building
that can be found on 24-26 Polona Street, built in 1927-
1928, is one of such type. The modern building, individually

The palace was built in 1908, according to the plans of
architect Sztarill Ferenc, in eclectic style, from the Gerliczy
family, hence the name of Gerliczy Palace. The architect was
one of the students of the Viennese school of architecture of

in Oradea. He built the passage Black Eagle, considered by
some as the most beautiful in Romania, the building of the

As we look ahead, the recent boom in luxury-home sales offers a
reason for optimism. The trauma and fear wrought by the Covid-19
pandemic sparked a near-global reassesment of lifestyle and eco-
nomic positioning that played out in housing markets in dramatic
fashion - from the Rocky Mountains to Tuscan wine country and
across East Asian financial capitals.
City dwellers are moving in droves to once sleepy sub-urban towns.
Baby boomers are retiring to sunnier locales, while remote work
has allowed millenials to ascend the housing ladder in smaller,
more affordable cities. The affluent have invested in second or
third homes and large compounds to welcome back adult children,
and even fulfilled long-held dreams to own a private island - or
conversely, have sought investment opportunities in high-cost
financial capitals where deals were suddenly available.
People who’d only ever considered condos were drawn to the au-
tonomy and privacy of townhouses, and amenities once considered
niche became must-haves, from pools to tennis courts.

Los Angeles. “Even the people who are in condos, they want more
space right now, not less.”
For both amenities and the physical size of properties, bigger will
continue to be better.
“People want larger homes with more private rooms on
bigger properties,” says Deirdre O’Connell, CEO of Daniel Gale
Sotheby’s International Realty. “They want Zoom rooms, gourmet
kitchens, gyms, pools, and other recreational amenities. Updated
homes in move-in conditions sell faster and for a premium because
buyers want to immediately improve the quality of their lives.”
