This Tenants Manual has been


drafted and incorporates the most
accurate information available to
the Landlord at the time of drafting.
The Landlord reserves the unilateral
right
to
issue
changes,
amendments or updates to this
manual in the event that any
details, specifications, designs or
other information in the manual
changes or becomes invalid or nonrelevant. Any such changes will be
notified to all tenants in writing.

This Tenants Manual is intended as


a guide for the interior design
works,
presents
the
criteria
established by the Landlord for the
design and execution of the leased
areas as well as the branding and
advertising within the Shopping
Mall. The Manual also contains
specifications,
regulations
and
procedures to be followed by the
Tenant, to ensure that the standard
and aspect of the Shopping Mall is
maintained through appropriate
tenant shop designs, as well as
obtaining the Landlords approval
for the interior design works, M&E
and other specific equipment,
before the start of the construction
works within the leased premises.

Tenants must cooperate with the


Landlord throughout the entire
duration of the design process, of
the plan and design approval. M&E
and
leased
space
specific
equipment form part of the Tenants
works; however these need to be
compatible with the overall building
design and systems in order to
ensure proper operation of all
systems, both within the leased
premises and the general building
systems and equipment. It is
recommended
that
regular
meetings take place between the
Tenant,
the
Shopping
Malls
Designers and other Consultants
and Specialists as employed by the
Tenant and/or the Landlord, with the
purpose of discussing all the
aspects concerning the works and
ensuring compliant and compatible
design for shop fit-out works.

to coordinate all Tenant works
and the respective Tenants
contractors and designers
communicate
the
contact
details of this responsible
person
to
the
Tenant
Coordinator.
- ensure that his fit-out
contractor agrees to the site
procedures
and
access
requirements imposed by the
Construction Project Manager.

carried out between the
Tenants contractor and the
Landlords Health & Safety
Coordinator which will detail
all the procedures for access

The Landlords Tenant Coordinator

Tenant shall arrange for any
necessary re-inspection by such
government agency.
Notwithstanding this, the Fire Permit

the
building

system

the
necessary
air
exchanges for thermal comfort.
FOOD COURT TENANTS
The food court area is provided with
its own HVAC system. Food Court
Tenants may be provided with either
their own or a shared HVAC system.
The Landlord shall install, at
Tenant's cost, exhaust vents for
kitchen air removal of a type
selected by Landlord for Restaurant,
Food Court and all odor producing
operations.
The Tenant shall install professional
induction hoods, which will remove
odors and grease vapors from the
kitchen
areas.
The
main
professional stainless steel hood will
also provide fresh air, by using
double
airflow:
exhaustion
of
polluted air and supply of fresh air.
In winter time, the fresh air will be
further heated by a built-in resistor.
In order to retain the odors, the
exhausted air will be absolute
filtered, thus, electrostatic filters
and active carbon will be used. This
filtering device will be installed on
to the exhaustion route, before the
fan. The dimensioning of the
professional hoods shall be made
depending on the cooking hobs.

Proprietarul va instala, pe cheltuiala

evacuare pentru eliminarea aerului

Proprietar pentru Restaurant, Zona

be the thermal magnetic bolt-on

designed to provide for a minimum
of 750 LUX lighting in the main
sales area of the Premises. The
lighting levels in the Tenant's
Premises has to meet the technical
standards and Ministry of Health
regulations.
The Landlord shall provide, a main
electrical switch, protection cables
to supply one- phase electrical
energy of 220/230 and /or tri-phase
of 230/400, 100W/m2 of store area
or 400W/ m2 for food units.
SIGNAGE GUIDELINES
a) The glass shop fronts have been
designed to extend from the floor

Landlords ceiling level along the

Iluminarea semnalisticii trebuie s
fie pe un circuit separat, ntr-o cutie
de jonciune, amplasat deasupra

and the structure of his own
signage as well as for damages or
injuries caused by flaws of the

The Landlord will build a counter top

also to provide a flat surface in front
of the fast food units for visitors to
place trays on. The tenant will

counters, etc. behind this counter
top and front and is not allowed to
use the Landlords counter top or
front for placing any equipment,
advertising or any other objects nor
is the tenant allowed to make any
perforations or modifications of any
kind to this counter top and front.
The ends of the demising walls will
be built by the Landlord and these
demising strips will be finished in a
uniform manner by the Landlord.
The tenant is not allowed to use,
modify, perforate, etc. the demising
strips between fast food units for
any purpose (such as attaching

Fast food units will be closed off
(outside of business hours) by a
roller shutter. Roller shutters are
