n versiunea extensiv a analizei pieei imobiliare pe Semestrul 2 2010,
departamentul de cercetare imobiliar al firmei Darian DRS v ofer
studiul detaliat a 27 de orae importante din Romnia, alese n funcie
de numrul i valoarea tranzaciilor.
Prezentul studiu a fost realizat plecnd de la preurile de
tranzacionare, acestea fiind indicatorul cel mai acurat al pieei
imobiliare .

Informaiile cu privire la nivelul preurilor de pe piaa imobiliar i la
evoluia acestora formeaz cheia deciziilor luate de majoritatea
investitorilor. Msurarea evoluiei acestor preuri prezint ns cteva
aspecte dificile; cea mai mare dificultate este dat de faptul ca
proprietile imobiliare au un grad crescut de eterogenitate. Cu alte
cuvinte, nu exist doua locuine care s fie la fel, i chiar dac par identice
n cadrul unei zone geografice, vor cunoate un proces diferit de
apreciere/depreciere a preului de vnzare. Drept urmare, este de dorit s
se determine evoluia preurilor la un anumit grup de locuine, clasificate
dupa un anumit criteriu, precum poziionarea geografic sau numrul de
camere.
Un indice de preuri acurat al pieei imobiliare reflect informaii de
natur economic la nivel naional prin oferirea unui indicator al pieei
imobiliare i a condiiilor macro-economice. O msurare a nivelului
preului pe piaa imobiliar este necesar pentru determinarea nivelului
inflaiei, a creterii economice i pentru previzionarea ciclurilor la nivelul
economiei naionale. Aprecierea preurilor locuinelor este deasemenea
un indicator al puterii economiei locale, iar diferenele de
apreciere/depreciere pe piaa imobiliar reflect diferene la nivel regional
al performanelor economice.
Pentru al patrulea an consecutiv, compania DARIAN DRS SA, unul dintre
cei mai importani juctori de pe piaa de evaluri din Romania, prima
companie din ar acreditat RICS la nivel corporativ, lanseaz studiul
Analiza pieei imobiliare" alturi de Indicele Imobiliar Darian, analiznd
preurile de tranzacionare. Studiul cuprinde cele mai mari 27 de orae din
Romania, analiznd evoluia pieei pe fiecare sector al pieei imobiliare,
fiind singura analiz exhaustiv la nivel naional, realizat pe baza
preurilor de tranzacionare.
Conform acestei analize, comparativ cu perioada de nceput a crizei,
pentru piaa rezidenial, prima jumtate a anului 2012 s-a dovedit a fi una
destul de linistit, att din punct de vedere al fluctuaiilor de pre ct i din
cel al numrului de tranzacii derulate. Astfel, dei preul apartamentelor
a continuat tendina de scdere, de aceasta data scderea a fost de pn
la 5%, comparativ cu variaii i de 25% pentru intervale de 6 luni cum au
existat n perioada 2008 - 2009.
O particularitate a acestei perioade este aceea c dei apartamentele au
cunoscut o scdere continu de la nceputul perioadei de criz, variaia
puternic euro/leu din ultima perioad a facut nsa ca n majoritatea
cazurilor, pentru romnul pltit n moneda naional, apartamentele sa fie
de fapt mai scumpe (n lei) comparativ cu semestrul trecut.
Cele mai vndute apartamente i n acest semestru, la fel ca i-n cel
precedent au fost apartamentele cu 2 camere, urmate de cele cu 3 camere
i de cele cu o singura camera, cele mai puin vndute fiind cele cu 4
camere, acestea din urm cunoscnd de altfel i cea mai mica corecie de
preuri.
Asadar proprietarii au sczut i n acest semestru preurile solicitate,
existand previziuni c acetia ar fi dispus sa mai scad i pe viitor din
pretenii, n sperana ncheierii unei tranzacii. Trebuie inut cont ns de
faptul c dac piaa a cunoscut n ultimii ani scderi drastice de preuri,
scderile ateptate pentru perioada urmatoare vor fi mult mai mici.
Dei analiza preurilor n euro arat ieftiniri de pn la 60% ale apartamentelor comparativ cu perioada nceputului de criz,
exprimat n lei, aceast scdere este mult mai redus, fiind astfel aproape de nivelul din 2007.
Comparativ cu S1 i S2 2011 situaia este chiar mai dramatic datorit faptului c devalorizarea monedei naionale a fost mai mare
dect scderea preurilor la apartamente n aceast perioad, avnd drept rezultat chiar o cretere a preurilor n moneda naional,
n ciuda faptului c n euro preurile au sczut.
Apartamente vechi
Preul mediu la nivel naional n Semestrul 1 2012 a fost de aproximativ 704 euro/mp, n scdere cu aproximativ 1,6% comparativ cu
semestrul anterior i aproximativ 4,2% fa de aceeai perioad a anului 2011. Raportat la moneda naional1 se constat de fapt o
cretere de 1,4% comparativ cu Semestrul 2 2011 si respectiv 0,7% comparativ cu Semestrul 1 2011.

Dup cum se poate observa din acest centralizator, cele mai mari preuri s-au nregistrat n Bucureti, Cluj Napoca i Timioara, iar
cele mai mici n Reia, Baia Mare i Bistria.
Comparativ cu semestrul anterior, raportat la moneda european, creteri de preuri s-au nregistrat doar la Oradea, n timp ce la
Sibiu, Galai i Bacu preurile au rmas constante.

analize de pia, este de aproximativ 785 eur/mp, n scdere cu aproximativ 1,7% comparativ cu Semestrul 2 2011, i cu aproximativ
3,2% mai puin fa de aceeai perioada a anului 2011. Raportat la moneda naional 2 se constat de fapt o cretere de 1,4%
comparativ cu Semestrul 2 2011 i respectiv 1,8% comparativ cu Semestrul 1 2011.

Dupa cum se poate observa din acest centralizator, dintre oraele unde exist apartamente noi construite, cele mai mari preuri au
fost nregistrate n Bucureti, Cluj Napoca i Iai, Capitala fiind i singurul ora cu preuri de peste 1.000 eur/mp. Oraele cu cele mai
mici preuri sunt Satu Mare, Bistria i Baia Mare.
